Continue to questions →Neighborhood Competition
Bothell Neighborhood Competition and Standout Sales
A private corner-lot home near Main Street and Bothell Landing was listed just below $1 million, went pending in three days, and sold for more than $1.1 million. It was an exceptional result, not the typical July sale.
What the numbers do show is that buyers moved quickly when the value was obvious. A higher price did not automatically stop competition, and a lower price did not automatically create it.
On the Snohomish County side, one home in Northwood sold about 3.6% over asking. It was on a quiet cul-de-sac in the Northshore School District, which gave buyers a combination that was difficult to replace.
On the King County side, the private corner-lot home near downtown Bothell sold nearly 11% over asking in just three days. The common thread was not simply price. Both homes offered a location and setting that stood apart from the competition.
Questions Raised by the Data
What Does Bothell's July Market Actually Mean?
Does the citywide median describe every Bothell home?
No. The citywide figures combine different housing types, sizes, conditions, locations, and price ranges. A specific home should be compared with similar properties and its direct competition.
Where did successful residential resale homes move fastest?
The $1.45M or More range had a median of 9 days among successful sales. That result describes the middle successful sale in that range, not every active listing.
Why can buyers have choices while some homes still receive strong offers?
More inventory gives buyers permission to compare. Homes can still create competition when their price, condition, location, presentation, lot, or rarity makes them stand out from the alternatives.
Complete Market Conclusion
Bothell Housing Market Conclusion for July 2026
Bothell was not one market. Housing type, price range, and the individual property changed the result.
Citywide inventory was 58.6% higher, pending sales were 3.9% lower, and closings were 19.4% lower than in July 2025.
The median successful sale took 18 days and received 97.1% of original asking price. Median sale price was $959,500 and median price per square foot was $459.
Residential Resale: 220 homes were available, 50 went pending, and 58 closed. The successful median was 14 days. The middle seller received 97.0% of asking.
New Construction: 80 homes were available, 17 went pending, and 13 closed. The successful median was 63 days. The middle seller received 95.2% of asking.
Condominiums: 112 homes were available, 19 went pending, and 19 closed. The successful median was 21 days. The middle seller received 97.3% of asking.
Townhouses: 86 homes were available, 17 went pending, and 10 closed. The successful median was 32 days. The middle seller received 98.8% of asking.
The resale price ranges below show why the citywide average did not describe every seller. Fast timing or a strong asking-price result in a small sample should be treated as evidence about those particular successful sales, not as a guarantee for every listing.
Under $700K: 8 homes were available, 2 went pending, and 4 closed. Successful sales took 32 days. The middle seller received 94.2% of asking.
$700K to $849K: 22 homes were available, 10 went pending, and 12 closed. Successful sales took 18 days. The middle seller received 96.7% of asking.
$850K to $1.05M: 45 homes were available, 13 went pending, and 15 closed. Successful sales took 14 days. The middle seller received 97.1% of asking.
$1.05M to $1.25M: 64 homes were available, 5 went pending, and 7 closed. Successful sales took 13 days. The middle seller received 99.0% of asking.
$1.25M to $1.45M: 36 homes were available, 11 went pending, and 11 closed. Successful sales took 15 days. The middle seller received 95.9% of asking.
$1.45M or More: 45 homes were available, 9 went pending, and 9 closed. Successful sales took 9 days. The middle seller received 99.7% of asking.
If I had to sum up Bothell in one sentence: buyers had choices, but they still acted when a home made its value, condition, location, or uniqueness clear.
