Everett Buyers Had More Choices, but Strong Homes Still Earned Attention

Everett ended July with 481 homes for sale, up 28.6% from July 2025. Pending sales rose 24.0% to 155 and closed sales rose 5.1% to 145. Buyers were active, but they were choosing among substantially more options.

Housing type changed the experience. Residential resale moved in eight days and retained 99.3% of original asking price. New construction improved sharply from last year, while townhouses took 40 days and retained only 95.8%.

Residential resale was strongest below $600,000. Pending sales doubled, closings rose from 16 to 28, and the middle sale received 100% of its original asking price. At the upper end, one or only a few closings could make the percentages look more dramatic than the broader demand.

My bottom line: July produced real buyer activity and several fierce competitions, but 57 canceled or expired listings showed that demand was concentrated around homes with clear value, potential, character, location, or rarity.

Everett Citywide Market Summary for July 2026

Everett ended July with 477 homes for sale, 103 more than one year earlier. New listings also increased 19%, so buyers truly had more properties to compare by price, condition, location, and potential.

Pending sales increased much faster than closings, showing that buyer activity strengthened during July. The average price declined 3.6%, but price per square foot barely changed from $375 to $374, which points to a different mix of homes closing rather than a uniform loss of value.

Complete Everett Citywide Summary for July 2026

Everett had more inventory and more buyer activity at the same time. Inventory grew from 374 homes in July 2025 to 481 in July 2026, while new listings increased from 208 to 249. Buyers had considerably more properties to compare by price, condition, location, and potential.

That additional choice did not stop buyers from acting. Pending sales increased from 125 to 155 and closings increased from 138 to 145. The median successful sale reached a contract in 14 days, one day faster than last July, and needed seven showings instead of nine.

The middle closed seller received 98.8% of the original asking price, up from 97.7%. The median sales price declined from $644,375 to $605,000, while median price per square foot was nearly unchanged at $376 compared with $375. To me, that difference points to the mix of homes that closed rather than a uniform change in the value of every Everett property.

Then there were 36 canceled and 21 expired listings. Those 57 homes are the other side of a market with more choices. A home could still sell quickly and even far above asking, but buyers did not have to overlook a pricing, condition, or presentation problem when another option was available.

Everett New Construction Summary for July 2026

New construction expanded substantially. Inventory rose from 24 homes to 56, new listings increased from 10 to 37, pending sales doubled from 9 to 18, and closings increased from 9 to 13.

The successful median improved from 51 days to 29 days and from 94.3% to 98.0% of original asking price. The median sale price declined from $684,950 to $539,995 and price per square foot declined from $408 to $364, so project and home-size mix matter. Builders attracted more buyers, but 56 available homes still created meaningful competition and made incentives, upgrades, financing, and closing costs part of the negotiation story.

Everett Condo Summary for July 2026

Condo inventory increased from 103 homes to 121, while pending sales slipped from 34 to 32 and closings declined from 33 to 25. Successful sales took 18 days, three days slower than last July, but needed one fewer showing.

The median condo seller received 100% of original asking price, up from 98.3%. The median sale price increased from $400,000 to $493,636 and price per square foot increased from $352 to $360. Those stronger closed-sale results came from fewer closings, so I would evaluate a condo against comparable units, building condition, dues, reserves, and direct competition rather than applying the citywide result automatically.

Everett Townhouse Summary for July 2026

Townhouses were Everett's softest housing type. Inventory increased from 35 to 55 homes and new listings increased from 20 to 23, while closings declined from 10 to 8. Pending sales rose from 10 to 12, but the median successful sale took 40 days compared with 11 last July.

The middle townhouse seller received 95.8% of original asking price, down from 100.5%. Median sale price declined from $595,000 to $480,000 and price per square foot declined from $372 to $349. With only eight closings, property mix matters, but the combination of more inventory, much longer timing, and greater negotiation clearly gave buyers more leverage.

Everett Housing-Type Summary for July 2026

Residential resale delivered Everett's strongest balanced performance. Inventory increased from 110 to 131 homes, but pending sales also increased from 55 to 61 and closings rose from 65 to 74. The median improved from 13 days to 8, showings declined from 10 to 7, and the middle seller received 99.3% of original asking price instead of 97.9%.

New construction also attracted more buyers and improved its timing and asking-price result, although its inventory more than doubled. Condos achieved strong pricing among successful sales but produced fewer pendings and closings. Townhouses had the clearest seller-side challenge, with more inventory, fewer closings, a 40-day median, and a 95.8% asking-price result.

This is why I would not describe Everett with one citywide label. A residential resale seller, condo owner, townhouse owner, and builder were participating in materially different markets during the same month.

The middle seller received 99.0% of original asking price, up from 97.8%. Median sale price increased slightly from $652,000 to $658,000 and price per square foot increased from $428 to $438. This range offered buyers choices while still producing a relatively balanced result for correctly positioned sellers.

The split between more inventory and very fast successful sales shows how strongly buyers separated standout homes from the rest.

My takeaway: these standout sales did not define Everett. Citywide, the middle seller retained 98.8% of original asking price and 57 listings did not sell.

Everett Neighborhood Competition Summary for July 2026

The citywide numbers do not show how much of Everett's strongest competition centered on older resale homes below $600,000, including properties that still needed work.

A Cascade View investor-builder opportunity near Highway 99 sold more than 28.3% above asking and finished above $700,000. Near Boulevard Bluffs on top of Kenilworth Hills, another home listed around $550,000 went pending in one day and sold more than 22.7% above asking. A historic home near Rucker Hill sold about 7.5% above list.

Those were not necessarily perfect, move-in-ready homes. Buyers responded to the lot, location, character, renovation potential, and what the property could become.

The pattern was not limited to the lower price ranges. An exceptional Pioneer Trails home listed at $998,000 went pending in four days and sold more than 11.7% above asking, pushing the final price above $1.1 million. Buyers rewarded it because it felt exceptional compared with the other choices in its range.

Because buyers had choices. The biggest premiums showed up where buyers saw something worth fighting for, such as a strong lot, redevelopment potential, a desirable location, historic character, or an exceptional home. Listings that did not make their value easy to understand faced much more resistance.

Everett ended July with 481 homes for sale, up 28.6% from 374 in July 2025. New listings increased 19.7% from 208 to 249. Buyers were comparing a much larger group of homes by price, condition, location, features, and potential.

Demand also increased. Pending sales rose 24.0% from 125 to 155 and closings increased 5.1% from 138 to 145. The median successful sale reached a contract in 14 days, one day faster than last July, and needed seven showings instead of nine. July was not a market without buyers. It was a market in which buyers could be selective.

The middle closed seller received 98.8% of original asking price, up from 97.7%. Median sale price declined 6.1% from $644,375 to $605,000, while median price per square foot was almost unchanged at $376 compared with $375. That contrast is important because it points to a different mix of homes closing rather than a uniform 6.1% loss for every Everett property.

Success was not automatic. Thirty-six listings were canceled and 21 expired. Those 57 unsuccessful listings show the friction created by greater buyer choice. Pricing, condition, preparation, presentation, and direct competition still determined whether a home attracted an offer.

Residential resale produced the strongest balanced housing-type result. It had 131 homes for sale, 61 pending sales, and 74 closings. The median improved from 13 days to 8 and the asking-price result improved from 97.9% to 99.3%. New construction also improved, doubling pending sales and increasing closings while cutting its median time from 51 days to 29, although inventory more than doubled to 56 homes.

Condos presented a mixed picture. Inventory increased to 121 while pending and closed sales declined, but successful sellers received a median of 100% of original asking price. Townhouses faced the greatest pressure. Inventory increased from 35 to 55, closings declined from 10 to 8, median time expanded from 11 days to 40, and the typical asking-price result fell from 100.5% to 95.8%.

Residential resale below $600,000 showed the clearest broad improvement. Pending sales doubled to 24, closings increased from 16 to 28, and the median improved from 13 days to 6. The $600,000 to $749,999 range was comparatively balanced. The $750,000 to $949,999 range had more inventory and fewer sales, but its successful homes moved in only five days.

The $950,000 to $1.149 million range produced five closings and took 19 days, while only one of the 13 homes at $1.15 million or more went pending. The single upper-end closing received 100% of asking, but one sale is too small a sample to define the market. At higher prices, the number of buyers and the direct competition around each individual home mattered more than a citywide average.

Several standout sales still created serious competition. Properties near Cascade View, Boulevard Bluffs, Rucker Hill, and Pioneer Trails sold well above asking when buyers saw land value, location, character, renovation potential, or another feature that felt difficult to replace. These results were real, but they were exceptional rather than typical.

If I had to sum up Everett in one sentence: buyers had more choices and used them, but they still moved quickly and competed aggressively when a home made its value, potential, or uniqueness obvious.

I’m surprised Brandice doesn’t have any reviews yet because she’s amazing! I was moving from Arizona to Washington and she made the whole process so easy. She did virtual tours, FaceTimed me, and kept in touch the entire time. She’s super friendly, personable and answered all my questions, and helped me find the perfect home in Lake Stevens. This was my first time buying a house in Washington. I was nervous and scared at the same time but Brandice made me feel comfortable and confident with my decision. She was there the whole way through this journey with me. I have to say it was a very smooth transaction. Brandice had high professional agents. We got everything done in two weeks. She took the time to do a walk through with me and explained everything in the house. I have to say I would do it all over again with Brandice. She was very transparent with everything.
