USING THE MAP

How to Read the Buyer Competition Maps

Start by choosing King County or Snohomish County. Then select the closed sale month, price range, housing type, and market view you want to explore.

01

Where Buyers Competed

This view shows homes that closed above their final asking price. It can help identify neighborhoods and price ranges where buyers were willing to pay a premium.

02

Where Buyers Negotiated

This view shows homes that closed below asking. These results may point to areas where buyers had more choices or sellers needed to adjust their expectations.

03

How Quickly Homes Sold

This view shows the cumulative number of days a successful listing was marketed before attracting an accepted offer.

READING THE RESULTS

Look for patterns, not promises.

The maps are most useful for spotting patterns. They do not mean every home in a neighborhood will receive the same response. Condition, pricing, location, layout, updates, timing, and direct competition can all change how buyers react to an individual property.

A neighborhood with several above asking sales may still have homes that reduced their prices or failed to sell. A slower area may also have one special home that attracts several buyers.

IMPORTANT DATA CONTEXT

What the map does and doesn't show

These maps use closed residential sales reported through the Northwest Multiple Listing Service. Closed sales show what happened to successful listings. They do not include every home that was canceled, expired, withdrawn, or still available at the end of the month.

Small groups of sales can create dramatic percentages. Results should be viewed with the number of sales, price range, property type, and current competition in mind.

Markers are intentionally placed at approximate neighborhood locations to protect property and homeowner privacy. They do not identify the sold property or show its address.

Amazing Experience!
I’m surprised Brandice doesn’t have any reviews yet because she’s amazing! I was moving from Arizona to Washington and she made the whole process so easy. She did virtual tours, FaceTimed me, and kept in touch the entire time. She’s super friendly, personable and answered all my questions, and helped me find the perfect home in Lake Stevens. Highly recommend!

This was my first time buying a house in Washington. I was nervous and scared at the same time but Brandice made me feel comfortable and confident with my decision. She was there the whole way through this journey with me. I have to say it was a very smooth transaction. Brandice had high professional agents. We got everything done in two weeks. She took the time to do a walk through with me and explained everything in the house. I have to say I would do it all over again with Brandice. She was very transparent with everything. You want an agent who’s willing to be honest with you.
