Bothell, Washington is a unique real estate market because the city extends across both King and Snohomish counties. Neighborhoods with the same Bothell mailing address can have different school districts, property taxes, public services, commute routes, and housing patterns.
The housing market includes condos, townhomes, established single-family neighborhoods, new construction, and luxury properties. Inventory, pricing, and buyer competition can vary significantly by property type, price range, and location, making Bothell a market where the citywide averages rarely tell the complete story.
For buyers, the October 2026 report points to a better opportunity to compare homes and negotiate. September had 582 homes for sale, nearly 69% more than a year earlier, while fewer homes received accepted offers. You have more choices, but your budget, monthly payment, and the home itself still need to make sense.
For sellers, homes are still selling, but preparation, realistic pricing, and patience matter more. There were 91 closings in September. Those homes took a median 37 days to receive an accepted offer, and 109 active homes had been waiting more than three months.
The slowdown isn’t the same everywhere. Existing homes priced from $1.05 million to $1.249 million that closed reached an accepted offer in a median 15 days. That shows why your home type and price range matter more than a blanket answer about Bothell.

Bothell sits between Seattle, the Eastside, and Snohomish County, making it convenient for people traveling in several directions. Access to I-405, SR-522, and nearby connections to I-5 can make the city a practical home base, although commute times vary considerably by neighborhood and time of day.
The city combines established residential neighborhoods, newer developments, and a growing downtown with restaurants, breweries, shops, and local gathering places. The Sammamish River Trail, Burke-Gilman Trail, parks, and waterfront areas provide plenty of ways to enjoy the area outside of work and commuting.
Housing options range from condos and townhomes to single-family homes, new construction, and larger properties. Because Bothell spans King and Snohomish counties, school districts, property taxes, public services, commute routes, and housing inventory can differ depending on the specific neighborhood.
Good to know: A Bothell mailing address does not always tell you which county, school district, or jurisdiction a property belongs to. Those details should be confirmed for each individual home.

Amazing Experience!
I’m surprised Brandice doesn’t have any reviews yet because she’s amazing! I was moving from Arizona to Washington and she made the whole process so easy. She did virtual tours, FaceTimed me, and kept in touch the entire time. She’s super friendly, personable and answered all my questions, and helped me find the perfect home in Lake Stevens. Highly recommend!

This was my first time buying a house in Washington. I was nervous and scared at the same time but Brandice made me feel comfortable and confident with my decision. She was there the whole way through this journey with me. I have to say it was a very smooth transaction. Brandice had high professional agents. We got everything done in two weeks. She took the time to do a walk through with me and explained everything in the house. I have to say I would do it all over again with Brandice. She was very transparent with everything. You want an agent who’s willing to be honest with you.
