Marysville, Washington is a varied real estate market in northern Snohomish County with access to I-5, SR-9, Everett, Lake Stevens, Arlington, Tulalip, and the broader North Sound. Housing options include established resale homes, newer subdivisions, single-story properties, townhomes, condominiums, new construction, and homes with larger lots.
Property age, lot size, pricing, traffic patterns, and access to everyday services can differ considerably between Downtown Marysville, Cedarcrest, Sunnyside, Getchell, Smokey Point, and the city’s outer boundaries. I live in Marysville, so I also experience the practical details that do not always appear in a listing description, including train crossings, commute routes, shopping patterns, and how different parts of the city connect.
There are opportunities for both, but your price range and the kind of home you are buying or selling make a difference.
In September 2026, Marysville had 393 homes for sale, compared with 345 in August and 239 a year earlier. Pending sales and closings both fell to 77. Buyers had more choices, while sellers had more competition for their attention.
For buyers, that can mean more room to compare homes and negotiate. The middle sale closed at 98.5% of original asking, but some homes still sold above their final asking price. I saw standout sales again in Sunnyside, Central Marysville, Soper Hill, and North Marysville.
For sellers, buyers were still looking, but your home needed to stand out. Under $600,000 remained the busiest residential resale range. From $600,000 to $749,999, the homes that sold reached contract in a median of 14 days and received full original asking at the median. That does not mean every home in those ranges had the same experience.
Of the active homes I reviewed, 94 had been listed for more than 90 days. More than half were new construction, including presales and homes still being built. Those listings remind us that successful-sale results do not tell the whole story for sellers still waiting for their buyer.
My takeaway? Marysville can make sense for your next move, but I would look at your budget, the specific home, and its competition before deciding on a strategy.
Marysville is spread across several distinct areas, so daily life can feel different depending on where a home is located. Downtown provides access to local businesses, Comeford Park, the Marysville Opera House, and nearby waterfront areas. Cedarcrest, Sunnyside, Getchell, and Smokey Point offer different combinations of housing, shopping, recreation, and access to major travel routes.
The housing supply includes older homes on established streets, mid-century properties, single-story homes, townhomes, condominiums, newer subdivisions, new construction, and properties with larger lots. Some locations provide quicker access to I-5, while others are closer to SR-9, Lake Stevens, Arlington, or the eastern portions of Snohomish County.
Marysville has extensive everyday shopping and services along State Avenue, 116th Street Northeast, and the Smokey Point area. Tulalip is a separate community and sovereign tribal nation immediately west of Marysville, with additional dining, shopping, cultural, and entertainment destinations that are closely connected to the area.
Traffic and train crossings are important practical considerations. I-5 congestion can affect southbound travel, and freight trains can temporarily block some local routes more often than people expect. The exact location of a property can make a noticeable difference in commute options and daily errands.
Good to know: Some properties with a Marysville address are located within the Lake Stevens School District rather than the Marysville School District. School district boundaries do not always follow city or mailing-address boundaries, so the assigned schools should be verified for each individual property.

Amazing Experience!
I’m surprised Brandice doesn’t have any reviews yet because she’s amazing! I was moving from Arizona to Washington and she made the whole process so easy. She did virtual tours, FaceTimed me, and kept in touch the entire time. She’s super friendly, personable and answered all my questions, and helped me find the perfect home in Lake Stevens. Highly recommend!

This was my first time buying a house in Washington. I was nervous and scared at the same time but Brandice made me feel comfortable and confident with my decision. She was there the whole way through this journey with me. I have to say it was a very smooth transaction. Brandice had high professional agents. We got everything done in two weeks. She took the time to do a walk through with me and explained everything in the house. I have to say I would do it all over again with Brandice. She was very transparent with everything. You want an agent who’s willing to be honest with you.
