Bellevue, Washington is one of the most established and competitive real estate markets in the Pacific Northwest. Home prices and availability vary considerably by neighborhood, housing type, and price range, which makes it important to look beyond citywide averages when comparing options.
Bellevue is known for its major employers, shopping, dining, parks, and convenient access to Seattle, Redmond, Kirkland, and the wider Eastside. Housing options range from downtown condos and townhomes to established residential neighborhoods, new construction, and luxury properties. Each segment can experience different inventory, pricing, and competition at the same time.
It depends on what you want to buy or sell, your price range, and your plans. Bellevue’s September results showed more choices for buyers, but those choices weren’t spread evenly across every housing type or budget.
For buyers, some homes offered room to negotiate. Condos and townhomes that closed sold for a median of 5.5% below their original asking price, while new construction found buyers faster. Some homes still sold above asking, so knowing the competition for the home you want matters.
For sellers, buyers were still making moves, but having more homes to compare meant yours needed to stand out. Pricing, condition, and presentation should reflect what buyers can choose in your specific neighborhood and price range.
My October report breaks down September’s results by housing type and resale price point so you can see where homes were selling and where sellers were waiting.

Wondering what this means for your next move? Tell me a little about your home, budget, and timing, and we can talk through your options.
Bellevue combines city convenience with established residential neighborhoods, parks, trails, shopping, dining, and access to major Eastside employers. Downtown offers condos, restaurants, and a more walkable lifestyle, while other parts of Bellevue feel quieter and more residential.
Housing can vary significantly by neighborhood, property type, and price range. A downtown condo, an established single-family home, and a luxury or waterfront property can each offer a completely different buying experience.
Bellevue is also centrally located for reaching Seattle, Redmond, Kirkland, and Issaquah. However, travel times on I-405, I-90, and SR-520 can change considerably depending on the time of day.
Good to know: Bellevue is not one uniform housing market. Comparing neighborhoods, housing types, and current inventory is usually more useful than relying on one citywide average.
If you are starting your search, here are a few ways to explore what is currently available.

Amazing Experience!
I’m surprised Brandice doesn’t have any reviews yet because she’s amazing! I was moving from Arizona to Washington and she made the whole process so easy. She did virtual tours, FaceTimed me, and kept in touch the entire time. She’s super friendly, personable and answered all my questions, and helped me find the perfect home in Lake Stevens. Highly recommend!

This was my first time buying a house in Washington. I was nervous and scared at the same time but Brandice made me feel comfortable and confident with my decision. She was there the whole way through this journey with me. I have to say it was a very smooth transaction. Brandice had high professional agents. We got everything done in two weeks. She took the time to do a walk through with me and explained everything in the house. I have to say I would do it all over again with Brandice. She was very transparent with everything. You want an agent who’s willing to be honest with you.
