October 2026 | September results: more choices, fewer contracts, and very different seller experiences.
Quick Take
More Homes to Choose From, but Fewer Buyers Moving Forward
Everett had more homes for sale than in my previous report or this time last year, while pending and closed sales fell. Many closed sales involved negotiating.
The story changed by price. Under $600,000 kept drawing new contracts, and $600,000 to $749,999 had the most resale closings. The $750,000 to $949,999 homes that sold had stronger results than August, but fewer new homes went pending. Above $1.15 million, the monthly resale figures showed no closings or new pendings.
Builders’ closed sales moved quickly, but fewer new homes went pending. Condos and townhomes gave buyers negotiating room. With borrowing costs weighing on monthly payments, the affordable and middle price ranges remained an important part of the activity.
My takeaway: buyers were still choosing homes, but sellers had more competition for their attention.

Everett Residential Resale Summary for September 2026
Resale sellers had more competition than in August or last September, while fewer homes went pending or closed. The homes that sold still reached contract faster than a year earlier, but the middle seller no longer received August’s full original asking. Buyers were negotiating and comparing more choices. The median price was a little higher than August, but lower than last September. The competing homes tell you more about your position than a headline about the median price.

Everett New Construction Summary for September 2026
Builders had a much larger selection than last September, and more homes for sale than in August. Yet only five homes went pending, down from both comparison months. The 11 homes that closed had strong results: six days to contract and full original asking at the median. Those are the builders’ closed sales, while plenty of new homes were still waiting for buyers. Builders may offer closing-cost help, better terms, or rate incentives through their preferred lenders. Compare the full payment and terms, not just the sticker price. The median sale price was higher than August and lower than last September, with the mix of those 11 homes worth keeping in mind.

Everett Condominiums Summary for September 2026
Condo inventory came down from August and was close to last September. More condos went pending than in August, matching a year earlier, but fewer closings finished in both comparisons. The homes that sold took 34 days to get under contract, and the middle seller received 96.4% of original asking. Buyers had room to negotiate. The median price was lower than both comparison months, so the building, dues, condition, and unit matter when comparing your options.

Everett Townhomes Summary for September 2026
Townhome inventory stayed close to August and above last September. Pending sales matched August but were lower than a year earlier, while closings fell in both comparisons. The homes that sold reached contract much faster than in August or last September, yet the middle seller received less of their original asking than in August. Faster did not mean no negotiating. Showings before a pending sale increased from August, so buyers were looking, but each seller still needed their home to make sense against the alternatives.

Under $600,000 had more homes to choose from and more pending sales than August or last September. Closings, though, were lower in both comparisons. The homes that sold reached contract in eight days, faster than either comparison month, and the middle seller received 99.1% of original asking. It took more showings before a pending sale than in August. This range was drawing buyers, but more choices meant sellers still needed to give them a reason to make an offer.

Everett $600K to $749K Summary for September 2026
This was the busiest resale range for completed sales in September. More homes closed than in August or last September, but buyers also had more inventory to choose from. Pending sales were below August and just above a year earlier. The homes that sold took 26 days to get under contract, much longer than in either comparison month, and the middle seller received 97.9% of original asking. More closings did not mean every seller had an easy or quick sale.

The homes that sold had a better result than August: a much shorter time to contract and full original asking at the median. Time to contract also improved from last September. But inventory increased, while pending sales fell in both comparisons and closings only matched August. The homes buyers chose did well, but that did not make every home in this range easy to sell. Those still waiting had more competition around them.

Everett $950K to $1.149M Summary for September 2026
Only one home closed here, compared with five in August and three last September. That home took 33 days to get under contract and received 96.7% of original asking. Inventory was higher in both comparisons, and fewer homes went pending. One sale cannot tell us what every home in this range was worth or how fast it could sell. I would look closely at the homes still competing for those three pending buyers.
$1.15 Million and Up: Still a Small Buyer Pool
The monthly figures showed 16 resale homes for sale, with no September pendings or closings. August had two pending sales and one closing. Activity has been limited across these recent reports, so a small handful of buyers can change the numbers quickly. Those August contracts cannot be tracked from monthly totals alone, so a quiet September does not mean they fell through.
Where Buyers Still Stepped Up
Some Familiar Areas Had Standout September Sales
Silver Lake, Eastmont, and View Ridge again had September sales above final asking. Homes along the Sound and around Silver Lake and Silver Firs are also part of the competition picture, especially when the price fits buyers’ budgets. Some of those more affordable homes are still attracting multiple offers; the examples below show sale prices, not offer counts.
- Silver Lake: listed at $699,000, sold for $875,000, about 25.2% above final asking.
- Eastmont: listed at $559,950, sold for $569,950, about 1.8% above final asking.
- View Ridge: listed at $724,900, sold for $735,000, about 1.4% above final asking.
Above final asking was not always above original asking. View Ridge’s example started at $749,950 before being listed at $724,900 and closing at $735,000. The strong examples show what happened with particular homes, not every home in those areas.
Not Every Closed Sale Happened Quickly
Among the 100 September sales, 52 closed at or above final asking, including 23 above it. But 39 had reduced their price before closing, and 38 took at least 30 days to get under contract. Another 32 reached contract in seven days or less. One quick sale does not set the pace for every seller.
More Choices for Buyers
September brought more inventory, and pricing history mattered. A home’s competition, condition, and monthly payment all played a part in whether buyers moved forward.

What Does This Mean for Your Plans?
Are buyers still buying in Everett?
Yes. September had 120 pending sales and 111 closings in the citywide figures. Both were below August and last September, while inventory grew. Buyers were moving forward, but there were more homes competing for their attention.
With more homes for sale, can I offer less than asking?
There may be room, but I would look at the specific home first. The middle citywide sale received 97% of original asking. Some homes still sold above final asking, and the $750,000 to $949,999 resale range had a full-original-asking median. Your alternatives and the seller’s history help us decide what makes sense.
Where were resale buyers most active?
Under $600,000 had the most pending sales, while $600,000 to $749,999 had the most closings. Those are different steps in the process. The second range also took longer to get under contract than August, so being in a busy price range did not make every sale quick.
Does 90 days on the market mean something is wrong?
No. Longer waits are becoming more common again. The days when most homes found a buyer right after going active are behind us for now. A longer listing history does not automatically mean something is wrong; the home may still be waiting for its buyer to enter the market. Always do your due diligence: check condition, disclosures, pricing history, and the other choices available.
Why were fewer showings not always a faster sale?
Showings count visits before a pending sale, not all the waiting between them or necessarily different buyers. We need to read showing activity alongside contract timing, pricing history, and the homes that stayed unsold.
What happened above $1.15 million?
The monthly figures showed 16 resale homes for sale and no September pendings or closings. August had two pending sales, but these monthly totals do not tell us whether those contracts are still moving toward closing or changed course. With such small samples, a quiet month does not tell the whole story.

Buyers are still here. They are taking more time to decide where their money makes sense.
September brought more homes for sale than August or this time last year, with fewer pending and closed sales. The middle closed sale received 97% of original asking. Sellers had more competition, and negotiating was part of the picture.
The affordable and middle resale ranges kept drawing buyers. Under $600,000 led in new contracts, and $600,000 to $749,999 led in closings. Higher borrowing costs put more attention on the monthly payment, which helps explain why affordability matters so much.
Builders had a different story: their 11 closed sales moved quickly, but only five homes went pending. Incentives or preferred-lender rate offers may change the math for a buyer, so compare the complete deal. Condos and townhomes also gave buyers room to negotiate.
Some homes still sold above final asking, while others needed more time or a price adjustment. Above $1.15 million, the monthly resale sample remained small. Longer waits are part of this market again, and closed sales only show the homes that found their match.

There are more options to compare. Look at the payment, condition, and alternatives together. A longer listing history can open a conversation, but still do your due diligence.
For Sellers
Give buyers a clear reason to choose your home. Price, preparation, and presentation need to work together, especially when your buyer has several other homes to consider.
What Comes Next?
Will the extra choices turn into more offers? Will builders’ incentives bring more buyers forward? Those are the changes to watch as the market keeps shifting.

And Then There Is the Monthly Payment!
Freddie Mac’s October 1 weekly update put the 30-year fixed average at 7.28%, compared with 6.34% a year earlier. That is a meaningful difference when you are deciding what payment feels comfortable.
I would look at the payment before falling in love with the price. These national averages do not describe every Everett buyer’s loan, particularly larger loans with different terms.
