Quick Take
Builder Closings Jumped, but New Offers Slowed
Lynnwood had more homes for sale than in my previous report or this time last year. Closings increased from August, helped by a big month for builders, but fewer homes went pending. A completed sale and a new contract tell different parts of the story.
Resale sellers had more competition, longer waits than August, and more negotiating. The $700,000 to $849,999 range led closings, while $850,000 to $1,049,999 led new contracts. Condos had more choices and fewer sales. Townhomes picked up a few new contracts from August, but only five closed.
Meanwhile, 53 active homes had waited over three months. Some individual homes still sold above asking, while other sellers needed more time or a price adjustment.
My takeaway: September’s jump in closings did not mean every seller was seeing more buyers. Your housing type, price, and actual competition mattered.

Lynnwood Residential Resale Summary for September 2026
Resale sellers had more competition than August or last September, with fewer homes going pending or closing in both comparisons. Closed homes took longer to reach contract, and the median result was 96.8% of original asking. That was below August but slightly better than last September. Buyers were still choosing homes, but price adjustments and negotiating were part of the picture. Fewer showing visits before a pending sale than August did not make the overall market faster. The median sale price was lower than August and slightly higher than last year, reflecting the mix of homes that closed.

Lynnwood New Construction Summary for September 2026
Builders completed 36 sales, a big jump from August and above last September. Those closed homes reached contract faster than either comparison month and received a larger share of original asking. That is a stronger result for the homes that closed. But new contracts fell from August and were just below last year, while inventory increased in both comparisons. Closings can reflect contracts signed earlier, so this was not proof that new buyer activity suddenly surged. The lower median sale price also reflects which homes closed. Builders may offer closing-cost help, better terms, or preferred-lender rate incentives. Compare the full payment and deal alongside the price.

Lynnwood Condominiums Summary for September 2026
Condo inventory grew from August and last September, while fewer homes went pending or closed in both comparisons. The condos that closed took longer to find their buyer and received less of original asking. A 94.5% median result shows more negotiating than either comparison month. The median price was below August but above last year; it does not mean every unit changed value the same way. Dues, condition, building finances, and the complete monthly payment all matter when buyers have more choices.

More townhomes went pending than in August, but fewer than last September. Only five closed, below both comparison months, while inventory grew. Closed homes took longer to reach contract than August but less time than last year. Their median original-asking result followed the same split: lower than August, better than last September. The much lower median sale price describes a small group of five homes, so the mix matters. Buyers still had to weigh the payment, condition, and alternatives.

This range added a few more contracts and closings than August, but both stayed well below last September. Inventory increased in both comparisons. Closed homes took longer to find a buyer, with a median result of 97% of original asking, unchanged from August and better than last year. The median showing count before a pending sale rose to 17 visits. That attention did not mean 17 different buyers or a quick offer. Affordable choices still drew interest, but sellers had more competition.

This range led resale closings with 14, up from August and matching last September. But only five new contracts came together, far fewer than either comparison month, while inventory grew. Closed homes took about the same time as August and longer than last year. The median sale received 96.7% of original asking, below both comparisons. More completed sales did not mean demand was picking up for the homes still for sale. Buyers were comparing a larger selection, and sellers were negotiating.

Closed homes took longer to reach contract than August but less time than last September. Their median asking-price result weakened from August and was close to last year. Buyers were still moving forward here, but the stronger new-contract count did not remove the need to price and present a home well.

Lynnwood $1.05M or More Summary for September 2026
Only three homes closed, fewer than August or last September. Four went pending, up from August but below last year, with more homes for sale in both comparisons. The closed homes took a median 15 days to reach contract and received 97% of original asking. That was more time and more negotiating than August. A small group can move the price and timing medians quickly, so these results are clues about those three homes rather than a promise for every higher-priced seller.
Where Buyers Still Stepped Up
Some September Homes Still Sold Above Asking
A home listed at $625,000 closed at $642,000 after three days to contract. Another listed at $859,995 closed at $865,000 after six days. Both finished above their original asking prices, showing that some well-matched homes still attracted a premium.
Among the 88 September closed homes, 45 sold at or above final asking, including 6 above it. But 32 had reduced their asking price before closing, and 34 took at least 30 days to reach contract. Strong individual sales and slower negotiations happened in the same month.
Above final asking does not always mean above the starting price. One home started at $725,000, was listed at $700,000, and closed at $712,000. The sale beat the final asking price but still finished below original asking. Sale prices alone also do not tell us how many offers a home received.

What Does This Mean for Your Plans?
Did more closings mean more buyers were making offers?
Not in September. Lynnwood had 98 closings, up from August, but only 77 new pendings, down from August and last year. Builder closings jumped, while new contracts slowed. A closing can come from a contract signed earlier.
Where were resale buyers most active?
The $850,000 to $1,049,999 range led new contracts with 12. The $700,000 to $849,999 range led closings with 14, but had only five new pendings. Those are different steps, so one busy closing month does not tell us how many buyers are making new offers.
Can I offer less than asking?
There may be room. The citywide median sale received 97.6% of original asking, with a larger gap for condos. Still compare the specific home’s condition, price history, and alternatives. Some homes sold above final asking.
Does more than 90 days mean something is wrong?
No. Longer waits are becoming more common again. A home may still be waiting for its buyer to enter the market. Always check condition, disclosures, pricing history, and the other choices available.
Were new homes suddenly easy to sell?
The 36 builder closings had strong results, but new contracts fell and more homes were for sale. Compare any incentives or preferred-lender terms with the complete monthly payment. The homes that closed do not describe every new home still waiting.
Do showings mean different buyers?
Not necessarily. Showing visits measure visits before a pending sale, and people can return. Read that number alongside time to contract, pricing history, and new contracts, rather than treating every visit as a different buyer.

Lynnwood Market Conclusion
A Busy Closing Month Did Not Mean an Easier Sale for Everyone
Builders completed more sales, while other sellers faced a bigger selection and fewer new contracts.
Lynnwood inventory grew from August and last September. New pending sales fell in both comparisons, while closings rose from August and stayed below last year. Closed homes took a little longer than August and received a smaller share of original asking, although both results were better than last September.
The homes still waiting matter, too: 53 active homes had been on the market over three months. September also had 37 cancellations and 12 expirations. Longer histories do not automatically mean something is wrong, but closed-sale stats only describe homes that found their match.
Builders’ 36 closings helped lift the citywide total. Those closed homes moved faster and received more of original asking than either comparison month. Yet builders had more inventory and fewer new contracts. Resale had more competition, fewer contracts and closings, and longer waits than August. Condos also had more choices, fewer sales, and more negotiating. Townhome pendings improved from August, but only five homes closed.
Under $700,000 had slightly more activity than August, alongside more choices and longer waits. From $700,000 to $849,999, closings led the resale ranges, but new contracts dropped sharply. The $850,000 to $1,049,999 range led new contracts, though its closed homes took longer and received less of original asking than August. At $1.05 million and up, only three homes closed and four went pending. A small sample needs a close look at the individual homes.
Some September homes still attracted above-asking sales. Others found their buyer after price reductions or more time. Final asking and original asking tell different parts of the negotiation story, so a premium over a reduced price does not necessarily mean a seller beat their starting number.
For Buyers
Compare the home, the complete payment, and the alternatives. More choices can give you room to negotiate, but a home that fits well can still draw a quick response.
For Sellers
Give buyers a clear reason to choose your home. Price, preparation, and presentation need to work together when they have several other options.
What Comes Next?
Will builders’ new contracts catch up with their closings? Will the larger selection bring more resale and condo buyers forward? And will the stronger new-contract activity in the middle resale range continue?
My takeaway: the closing count looked stronger, but the homes still waiting faced more competition for fewer new contracts.

Financing, taxes, insurance, and dues all shape what feels comfortable. The price alone does not tell you what your budget can comfortably buy.
