Everett, Washington is a diverse real estate market with significant differences between its neighborhoods, housing types, and price ranges. Housing options include historic homes in North Everett, mid-century properties, condos and townhomes, single-story homes, newer construction, and properties near the waterfront or Silver Lake.
Everett also provides access to major employment centers, I-5, regional transit, the working waterfront, Boeing, and nearby Paine Field. Inventory, property condition, pricing, and buyer competition can vary considerably across the city, which makes it important to evaluate the specific neighborhood and housing segment instead of relying only on citywide averages.
Buyers have more homes to choose from, but the monthly payment still matters. September’s activity was strongest in the affordable and middle resale price ranges. Some homes still attracted competition, while others gave buyers more time and room to negotiate.
For sellers, buyers are still here, but a quick offer is no longer something to count on. More than 90 active homes had been waiting over three months. Price, preparation, and presentation need to give buyers a reason to choose yours.
The right move depends on your home, budget, and timing. Tell me a little about your plans, and let’s talk about what makes sense for you.

Everett combines a working waterfront, an evolving downtown, established residential neighborhoods, and convenient access to outdoor recreation. The experience can feel noticeably different depending on where you are in the city. North Everett is known for older homes and established streets, while areas near Silver Lake and South Everett offer different housing styles, amenities, and commute considerations.
The waterfront and marina have restaurants, walking areas, events, and views across Port Gardner. Downtown includes local businesses, cultural venues, the arena, and access to Everett Station. Parks, trails, lake access, and nearby regional destinations provide additional options for spending time outdoors.
Everett can also be practical for people traveling throughout Snohomish County or commuting south, although I-5 traffic can affect travel times considerably. Transit access, utilities, city boundaries, school districts, and commute routes may differ depending on the specific property.

Amazing Experience!
I’m surprised Brandice doesn’t have any reviews yet because she’s amazing! I was moving from Arizona to Washington and she made the whole process so easy. She did virtual tours, FaceTimed me, and kept in touch the entire time. She’s super friendly, personable and answered all my questions, and helped me find the perfect home in Lake Stevens. Highly recommend!

This was my first time buying a house in Washington. I was nervous and scared at the same time but Brandice made me feel comfortable and confident with my decision. She was there the whole way through this journey with me. I have to say it was a very smooth transaction. Brandice had high professional agents. We got everything done in two weeks. She took the time to do a walk through with me and explained everything in the house. I have to say I would do it all over again with Brandice. She was very transparent with everything. You want an agent who’s willing to be honest with you.
