Lake Stevens, Washington is a varied real estate market centered around the lake and shaped by several distinct housing areas. Options include established resale homes, newer developments, single-story properties, townhomes, view homes, acreage pockets, and waterfront properties.
Housing age, lot size, pricing, commute access, and inventory can differ considerably between areas around the lake, Cavalero Hill, Soper Hill, downtown, and the city’s outer boundaries. Lake Stevens has also experienced substantial residential growth, making infrastructure, traffic patterns, and the location of an individual property important considerations when comparing homes.
There are opportunities on both sides, but the price range and type of home matter. September brought more homes for sale and fewer new contracts than August. Buyers had more choices, while sellers had more competition. The $600,000 to $749,999 resale range remained the busiest for both new contracts and closings.
For buyers, more choices can give you time to compare homes and explore negotiating room. Condos, townhomes, and resale homes above $1.15 million had larger gaps between original asking and sold prices. Still, some homes sold at or above asking, so look at the specific property, its competition, and the full monthly payment.
For sellers, buyers are still moving forward, but finding your match may take time. Price, preparation, and presentation need to give buyers a reason to choose your home. A longer wait does not automatically mean something is wrong, but it makes paying attention to your competition and buyer feedback especially important.
Thinking about a move? Tell me a little about your plans, and we can look at the current choices and competition that matter to you.
Want a closer look at where buyers are buying and sellers are negotiating? Read my Lake Stevens October 2026 Market Report for September’s breakdown by housing type and price range.
Lake Stevens is closely connected to the lake itself, with public beaches, boat launches, waterfront parks, and seasonal recreation located throughout the city. North Cove Park and the surrounding downtown area provide access to the waterfront, local events, restaurants, and nearby businesses, while other parts of the city feel more residential and spread out.
Housing varies considerably depending on location. Some areas contain older homes and established streets, while Cavalero Hill, Soper Hill, and other growing areas include newer developments and modern construction. Lake Stevens is also home to Frontier Airpark, a residential aviation community where some properties offer private airplane hangars and access to the community runway. Waterfront homes, view properties, ramblers, townhomes, and larger lots may also be available, with pricing and competition varying by property type.
Lake Stevens provides access to Everett, Marysville, Snohomish, and the broader North Sound. The tradeoff is that SR-9, US-2, SR-204, and the connections toward I-5 can become congested during peak travel periods. Shopping and dining options continue to expand, although some errands and services may still involve traveling into nearby cities.

Amazing Experience!
I’m surprised Brandice doesn’t have any reviews yet because she’s amazing! I was moving from Arizona to Washington and she made the whole process so easy. She did virtual tours, FaceTimed me, and kept in touch the entire time. She’s super friendly, personable and answered all my questions, and helped me find the perfect home in Lake Stevens. Highly recommend!

This was my first time buying a house in Washington. I was nervous and scared at the same time but Brandice made me feel comfortable and confident with my decision. She was there the whole way through this journey with me. I have to say it was a very smooth transaction. Brandice had high professional agents. We got everything done in two weeks. She took the time to do a walk through with me and explained everything in the house. I have to say I would do it all over again with Brandice. She was very transparent with everything. You want an agent who’s willing to be honest with you.
