October 2026 | September results: more choices for buyers, more competition for sellers.

More Choices for Buyers, More Competition for Sellers

September brought more homes for sale than August and last September, while pending and closed sales fell in both comparisons. The median sale price rose, but that did not erase the added competition for sellers.

Resale and new construction offered more choices. Condos slowed after August’s stronger closing month, and no townhomes closed. Under $600,000 remained the most active resale band, while the $600,000 to $749,999 band kept a median at full original asking. Above $950,000, two strong closings were too small a sample to describe the entire range.

Some listings were canceled or expired, and I noticed sellers adjusting the prices of homes still on the market. At the same time, Sunnyside, Central Marysville, Soper Hill, and North Marysville again produced examples above final asking.

My takeaway: buyers had more alternatives, and the homes they chose still needed to offer a clear reason to move forward.

Marysville Whole-City Snapshot Summary for September 2026

Inventory was up compared with my previous report and with this time last year. That means more competition for sellers, while fewer homes went pending or closed. Buyers were still out there, but fewer were moving forward. The result compared with original asking tells me sellers were negotiating, too. We also saw fewer showings before a home went pending than last September, so I would not take that as a sign that every seller had plenty of traffic. Your home needed to give buyers a reason to choose it. Let’s go through each housing type and resale price range to see where these numbers came from.

Not every seller found their buyer. I counted 25 cancellations and six September-dated expirations in the listings I reviewed. A cancellation can happen for different reasons, but these homes are part of the story, too. Looking only at successful sales would leave out the sellers who were still trying to make their next move work.

Marysville Residential Resale Summary for September 2026

Resale sellers had more homes to compete with than in August or last September, and fewer homes went pending or closed. The homes that sold reached contract a little faster than in August, but buyers still negotiated a bit off original asking. It took about seven showings before a home went pending, down from nine in both comparisons. To me, that makes standing out even more important. Buyers had choices, and sellers needed to make their price, condition, and presentation work together.

Marysville New Construction Summary for September 2026

Builders had a lot more homes for buyers to choose from than last September, and that selection grew again from August. Buyers were still putting new homes under contract, but the homes that closed took longer to find their buyer than in August. Sellers received about 98% of original asking on the middle sale. New construction was competing for attention, too. If you were comparing a new home with resale, I would want to look at the price, what was included, and the financing terms together.

Marysville Condominiums Summary for September 2026

Condos had a much quieter month after August’s busy closing activity. There were more condos to choose from, but only four closed and three went pending. It took about 14 showings before a condo went pending, twice August’s number, and the middle seller received 96.8% of original asking. Buyers were looking, but it took more visits to get an offer. With only four closings, I would be careful about using the median price as the answer for every condo.

Townhomes: Buyers Were Looking, but Nothing Closed

No townhomes closed in September. One went pending, and there were 20 active listings in the September monthly figures.

That one pending home had 20 showings. Yes, 20! Buyers were looking, but it took plenty of visits before that home found its offer. It makes me wonder how buyers were weighing the monthly payment and whether the home made sense at that price. One pending home cannot tell us what happened with every townhome, but it is a useful reminder that being more affordable does not automatically make a home an easy yes.

Marysville Under $600K Summary for September 2026

Under $600,000 was still our busiest resale range, but there were fewer contracts and closings than in August or last September. Buyers had more homes to compare, and the homes that sold took longer to get under contract. The middle seller received 97.3% of original asking. This price range may be more reachable for buyers, but affordability alone did not get a home sold. Sellers still needed to make their home feel like the best choice for the money.

Marysville $600K to $749K Summary for September 2026

This range had some encouraging results for the homes buyers chose. The middle seller received full original asking, and the typical home reached contract in 14 days, just like August. Showings dropped from 12 to five before a home went pending. But fewer sales closed, and buyers still had 53 homes to choose from. I would read this as a reminder that a well-positioned home could do well, even while other sellers were waiting for their buyer.

Marysville $750K to $949K Summary for September 2026

Six homes closed here, up from three in August, but only three went pending during September. There were also more homes for buyers to choose from. So yes, more sales finished, but fewer buyers were starting the next round of sales. The homes that closed took longer to get under contract, and the middle seller received just under original asking. With only six closings, I would look at the individual homes before deciding what the price change meant for yours.

Marysville $950K or More Summary for September 2026

This range looked very different from August. Two homes closed, and those homes moved quickly with a median result above original asking. That is encouraging, but it is still only two homes. There were 12 homes for sale and two went pending, so the strong results do not tell us every higher-priced seller had an easy month. I would want to see what made those homes work for their buyers before applying the same expectations to another property.

Where Buyers Still Stepped Up

The Same Areas Had Standout September Sales

I noticed standout sales again in Sunnyside, Central Marysville, Soper Hill, and North Marysville. Homes in these areas closed above their final asking price during September.

Some had reduced their price first, so above asking did not always mean above the original starting price. Buyers were still willing to step up for certain homes, even with more choices around them.

What I Noticed With Active Homes

Of the homes still marked active when I reviewed them, 86 had been listed in September. I also noticed 140 homes with a September price-change date that were asking less than their original price.

That tells me a lot of sellers were rethinking where their home fit in the market. It does not mean every price reduction happened in September, but it shows why I watch the competition and pricing history. If buyers have several good options, your home needs to make sense next to those other choices.

First Look: Something New for Sellers!

For sellers who want to do some pre-marketing and see how the public reacts, this is exciting news! NWMLS introduced First Look in September. Sellers can choose a preparation period of up to 21 days to showcase their home before its Active launch.

We had three listings marked First Look with September status dates. These are separate from the active listings, and they give buyers another way to learn about homes getting ready for their launch.

Sellers can decide whether to allow showings during First Look and whether the home appears on public real estate websites. All NWMLS member brokers can see it, so the opportunity is available beyond one brokerage. What Does This Mean for Your Plans?

Are buyers still buying, or is everyone waiting?

Buyers were still buying. September had 77 pending sales and 77 closings citywide. Both were lower than August and last September, though, while inventory grew. So there were buyers, but sellers had more competition for their attention.

With more homes for sale, can I offer less than asking?

There may be room to negotiate, but I would not assume every home deserves the same offer. Citywide, the middle sale received 98.5% of original asking. The $600,000 to $749,999 resale range still had a median at full original asking, and some homes in our returning standout areas sold above final asking. Let’s look at the home you want and what else you could buy before choosing an offer.

My home is under $600,000. Shouldn’t it sell quickly?

That was still the busiest resale price range, but the typical home that sold took 25 days to get under contract. Buyers had 51 homes to compare, and the middle seller received 97.3% of original asking. Being in a more reachable price range helps, but your home still needs to stand out.

Why are buyers looking at my home but not making an offer?

Showings tell us people are interested enough to visit. They do not tell us the home feels like the right choice at that price. September’s one pending townhome had 20 showings before an offer. I would look at the feedback, the monthly payment, the condition, and the other homes those buyers could choose.

Should I wait to list until my home is completely ready?

We can make a plan around what your home needs. First Look now gives sellers up to 21 days of pre-marketing while preparing for an Active launch. You can choose whether to allow showings during that time. It is an option to discuss, rather than something every seller needs to use.

What Did September Tell Us?

Buyers had more choices, and sellers had more competition.

Inventory was up from my previous report and from this time last year, while fewer homes went pending or closed. Buyers were still there, but fewer were moving forward. Sellers were negotiating off original asking, and a higher citywide median price did not mean every home had become easier to sell.

I also noticed homes being canceled or expiring, along with sellers adjusting the prices of active homes. Those homes matter just as much as the ones that sold. They remind us that getting a home on the market and getting a buyer to choose it are two different things.

Each housing type had its own story. Resale sellers faced more competition and fewer sales. Builders had a much bigger selection of homes, and their September sales took longer to get under contract than in August. Condos slowed after August’s busy month, with more showings before an offer and more negotiating. No townhomes closed. The one that went pending had 20 showings, so buyers were looking, but it took time for that home to make sense to someone.

Under $600,000 was still the busiest resale range, but buyers had more choices and sellers did not get the same results as August. The $600,000 to $749,999 range kept a median at full original asking and a 14-day time to contract. From $750,000 to $949,999, more sales closed than in August, but fewer new homes went pending. Above $950,000, two strong sales were encouraging, but two homes cannot tell us how every higher-priced seller will do.

There were still standout sales in Sunnyside, Central Marysville, Soper Hill, and North Marysville. Some homes sold above final asking after an earlier reduction. That tells me buyers could still step up when a home felt right at the price they were seeing.

For Buyers

You had more room to compare, and there could be opportunities to negotiate. But I would still look closely at the home you wanted. A good home at a price that made sense could attract competition.

For Sellers

Your home needed a reason to be the one buyers chose. Price, condition, and presentation all mattered. I would look at your actual competition and how buyers were responding, rather than rely on a citywide price headline.

What I Am Watching Next

I want to see whether more of those choices turn into offers, whether sellers’ price adjustments help, and how resale homes compete with the larger new-construction selection. I am also excited to see how sellers use First Look to get attention while preparing their homes for launch.

And Then There Is the Monthly Payment!

These numbers made me stop and look. Freddie Mac’s October 1 weekly update put the 30-year fixed average at 7.28%, compared with 6.34% a year earlier. That is a big difference when you are working out what feels comfortable each month.

For buyers, I would look at the payment before falling in love with the price. For sellers, it is another reason your home needs to make sense next to the other choices.
