Quick Take

Bellevue Had Buyers, but Sellers Faced Much More Competition

Bellevue had 629 homes for sale in August, 48.3% more than one year earlier. Pending sales were nearly flat at 131, while closings fell to 106.

The market changed by segment. Condos and the lowest resale range gave buyers strong negotiating room. New-construction pendings doubled. Townhomes received full original asking on the middle sale, and the $1.45 million to $1.85 million resale range moved in six days.

Seller pressure was visible: 121 listings were canceled, 35 expired, 9 expired in the final seven days, and 16 active listings reduced their prices.

My bottom line: Bellevue buyers were active, but more supply made pricing and presentation much more important.

Bellevue Whole-City Snapshot Summary for August 2026

Bellevue had nearly 50% more homes for buyers to choose from, but pending sales were nearly flat and closings fell. Successful sales took 19 days, needed about 11 buyer showings, and the middle seller received 3.9% less than original asking. The median price barely changed, but the lower price per square foot shows the mix of homes sold was different.

New-construction inventory increased sharply and pending sales doubled, while closings were nearly unchanged. Successful sales took 13 days and needed about 17 buyer showings, much more than last August. Builders found buyers, but they had to compete for them.

Bellevue $2.35M or More Summary for August 2026

This was Bellevue’s most difficult resale range. Inventory nearly doubled to 75 homes, while pending and closed sales fell. Successful sales took 37 days and the middle seller received 6.8% less than original asking. Only five closings means the exact medians can move quickly, but the seller pressure was clear.

Where Buyers Paid a Premium

Some Stellar Bellevue Sales in August

There were still buyers willing to compete for the homes they really wanted, even while many other sellers struggled to get a taker.

  • Somerset: a home listed at $2,100,000 closed at $2,550,000, about 21.4% above list after 10 days.
  • Eastgate: a home listed at $798,900 closed at $850,000, about 6.4% above list after five days.
  • Phantom Lake: a home listed at $1,390,000 closed at $1,445,721, about 4.0% above list after six days.
  • Lochmoor: a home listed at $870,000 closed at $904,000, about 3.9% above list after 10 days.
  • Lakemont: a home listed at $1,500,000 closed at $1,550,000, about 3.3% above list after one day.

This does not mean every home in these neighborhoods sold above asking. It shows that buyers still paid a premium when a home stood out against its competition.

What Else Stood Out?

Even among successful August sales, below-list closings, price reductions, and longer timelines were common. Bellevue had standout bidding wars and serious seller resistance in the same month.

Questions Raised by the Data

What Does Bellevue's August Market Mean?

Did nearly 50% more inventory bring more buyers?

No. Pending sales were nearly flat and closings fell 15.2%. Buyers had many more choices without a matching increase in demand.

What does the typical-showings number tell us?

It tells us roughly how many buyers toured before one moved forward. Citywide it took 11 showings. New construction needed 17, and several resale ranges needed between 15 and 18.

Where did buyers have the most room?

Condos took 35 days and the middle seller received 4.2% less than original asking. Under $1.2 million, the middle resale seller received 6.5% less. Above $2.35 million, the gap was 6.8%.

Where did sellers see the strongest response?

Townhomes received full original asking on the middle sale, and the $1.45 million to $1.85 million resale range moved in six days. Somerset, Eastgate, Phantom Lake, Lochmoor, and Lakemont also produced standout sales.

Bellevue had 629 homes for sale, 48.3% more than last August. Pending sales were nearly flat at 131 and closings fell to 106. Successful sales took 19 days, the middle seller received 3.9% less than original asking, and the median sales price was nearly unchanged at $1,512,500.

One hundred fifty-six listings failed to sell, including 121 canceled and 35 expired listings. Nine expired in the final seven days, and another 16 active listings reduced their prices.

Condos had the clearest housing-type pressure. New construction found twice as many pending buyers but had almost twice the inventory. Townhomes produced only seven closings, yet the middle seller received full original asking.

The resale market was divided. Under $1.2 million had more activity but a 6.5% gap from original asking. The $1.45 million to $1.85 million range moved quickly, but sales fell. From $1.85 million to $2.35 million, the samples were small and buyers were harder to find. Above $2.35 million, inventory nearly doubled, successful sales took 37 days, and the middle seller received 6.8% less than original asking.

Standout sales in Somerset, Eastgate, Phantom Lake, Lochmoor, and Lakemont showed that buyers still competed for special homes. The many below-list results and 156 failed listings show why those sales cannot describe every seller.

What I Am Watching Going Into September

I am watching whether August's 131 pending sales close, whether recent price reductions help more sellers, and whether Bellevue's large supply starts to come down.

If I had to sum up Bellevue in one sentence: buyers were active, but they only competed hard when a home clearly stood out.
