Some Homes Are Selling.
Others Are Still Waiting.

Quick Take: Closings Are Only Half the Conversation
Let’s look at what the NWMLS numbers say about Snohomish. Buyers are still making moves, but I would not call this an easy market for every seller. Previously owned homes closed at about 4% below original asking at the median, and took 32 days on market. There is room for buyers to be selective.
The condo and townhome numbers really stand out to me: five condos and one townhome closed, but neither group had a new pending sale in October. If you want one of those housing types, I think it is worth exploring the choices. If you’re thinking about selling, I would plan for some patience and make the value clear beside everything else a buyer could choose.
The higher-priced market is not all doing the same thing either. At $1.45 million and up, nothing closed, but four homes went pending. Meanwhile, $850,000 to $1,049,999 had the most resale closings. Your housing type and price range really do change the conversation.

10 showings to pending · October median
For previously owned homes, October’s sold results show a 32-day median market time and 96% of original asking received. That is about 4% below where those sellers started. The showing figure was 10 recorded visits before pending. If you’re thinking about selling, I would plan for buyers to compare carefully. There were 144 homes for sale and 29 new contracts. Your competition goes beyond the house down the street: what else can buyers get for a similar payment?

Seven new homes closed, with an 18-day median market time and full original asking at the median. That is encouraging for the homes that sold, but only five new homes went pending. I would compare the full package before deciding new construction is the better deal: price, what is included, completion date and any written financing terms. If you’re preparing to sell resale, those new homes may be on your buyer’s list too.

Five condos closed in October, but no new condos went pending. That is the part I would pay attention to. Closings tell us earlier buyers followed through; the lack of new contracts tells a quieter story about fresh activity. With 24 condos for sale, I think buyers who prefer condo living have choices worth exploring. If you’re thinking about selling, I would allow some patience and compare the dues, condition and overall payment with the other options.

One townhome closed at $510,000, after 47 days on market and at 98.1% of original asking. No new townhomes went pending, and 14 were for sale. One closing cannot tell us what every townhome is worth, but zero new contracts is worth watching if you’re planning to list. For buyers, I would look closely at the available choices and the full ownership costs before deciding where the opportunity is.

5 showings to pending · October median
Only two previously owned homes closed under $650,000. They had a 43-day median market time and received 90.9% of original asking at the median. There were just six homes for sale and one new pending. Limited choice did not automatically produce a quick sale. If you’re shopping here, I would look at condition and the work a home may need. If you’re considering selling, I would compare the actual alternatives before treating the small inventory as a guarantee of competition.

11 showings to pending · October median
This range had nine closings and seven new pendings, with 44 homes for sale. Successful sales took 35 days at the median and received 96.3% of original asking. That looks like a market where buyers have room to compare. If you’re planning to sell, I would want the home to make a clear case for its price from the first day. For buyers, I would study price history and condition rather than assume every seller will accept the same reduction.

10 showings to pending · October median
This was the busiest resale range for October closings, with 10. But seven homes went pending and 29 were for sale. The sold homes had a 31-day median market time and received 94.7% of original asking. I think that is a useful reminder: a busy closing count can still come with negotiation. If you’re thinking about listing here, the starting price deserves a careful look at the homes buyers can choose instead.

Six homes closed and seven went pending here. The sold homes took 31 days at the median and received 96.8% of original asking. With 28 homes for sale, there are buyers moving forward and plenty of choices competing for them. If you’re planning to sell, I would focus on what makes your home worth choosing at this payment. For buyers, I would compare features, upkeep and location before deciding which asking price makes the most sense.

2 showings to pending · October median
One home closed at $1.29 million, after 10 days on market and at 99.2% of original asking. That is a good result for that home. It is not a pricing rule for the 17 homes offered for sale. Three homes went pending. If you’re thinking about selling, I would look at what made the individual sale work and plan for the smaller pool of buyers at this price.

Previously Owned Single-Family Homes · $1.45M or More
No homes closed at $1.45 million and up, but four went pending. That matters: there were buyers making decisions even though October gave us no completed sale to use as a typical result. With 20 homes for sale, I would allow time if you’re planning to list and be very clear about who your property fits. Buyers looking here have choices to explore. The 16-showing figure is reported alongside pending activity, not October closings.

The Rest of the Picture Matters Too
After looking at the inventory, 60 of the 246 active homes had more than 90 days on market, and 119 were asking less than their original price. If you’re thinking about selling, I want to look at those homes as carefully as the successful sales. What are buyers choosing, and what are they passing over?
Listings that left in October
There were 44 October cancellations and 19 October expirations. Cancellations can happen for all kinds of reasons, including a change of plans. I would keep these groups separate, but they help us ask useful questions before your home goes on the market.
Some homes still sold above asking
Of the 51 October sales I looked at, 9 sold above their final asking price. That is why I would not assume every seller had the same experience. A home can stand out and still attract a strong offer, while another waits. Before choosing a starting price, I want to know the whole listing history behind the comparable sales.
Brandice’s Takeaway
For buyers
I think Snohomish offers room to compare carefully right now. Condos and townhomes had no new pending sales in October, and the resale price ranges show negotiation among the homes that closed. That does not promise the same deal on every home. I would compare the payment, condition and ownership costs, and see where the available choices fit your plans.
Thinking about selling?
Let’s look at the market your home would actually enter. The resale showing figure was 10 visits before pending, and successful sellers received 96% of original asking at the median. That is a reason to prepare thoughtfully, not start high and hope. Your competition includes homes outside your neighborhood that fit the same buyer’s budget.
Looking ahead
I would watch new contracts as closely as closings over the next few months. The four pendings above $1.45 million and the lack of condo and townhome pendings are useful signals to follow. If your timing is flexible, we can prepare while watching your specific part of the market. I would not make your next move depend on a promised spring rebound or a hoped-for rate drop.
Let’s Talk Through Your Questions
Is there opportunity for buyers in Snohomish?
I think so, especially if you want choices and time to compare. Condos and townhomes had no new pendings in October, while previously owned homes sold at 96% of original asking at the median. I would look at the individual price history, condition and payment rather than apply a blanket discount.
I’m thinking about selling. What should I expect?
Your price range matters. The $850,000 to $1,049,999 band had 10 closings, but the sold homes still received 94.7% of original asking at the median. Condos and townhomes had no new pendings. I would compare your home with the choices available to the same buyers and build a realistic price and preparation plan.
Should I wait until spring?
I would start with your timing and next move. Spring could bring buyers and competing listings. We can use the next few months to prepare and watch new contracts in your price range. I would not assume waiting alone will fix a price or condition mismatch.
How many showings did resale homes need?
The October resale showing figure was 10 recorded visits before pending. Visits are not necessarily different buyers. The sold homes also had a 32-day median market time. I would use both as context while checking what makes the homes buyers choose stand out.
Are condos and townhomes worth a look?
Yes, if that lifestyle fits you. There were 24 condos and 14 townhomes for sale, with no new pendings in either group. Five condos and one townhome closed. I would compare dues, reserves, insurance and maintenance responsibilities with the other homes you could buy for a similar payment.
What happened at the top of the market?
No previously owned homes closed at $1.45 million and up, but four went pending and 20 were for sale. Buyers were still making decisions. If you’re thinking about selling, I would allow time and identify the audience your property fits. If you’re buying, I would explore the choices without assuming every owner will negotiate the same way.
And Then There Is the Monthly Payment!
Freddie Mac’s October 29, 2026 update had the 30-year fixed average at 7.24%, down from 7.32% the week before. The 15-year average was 6.60%, down from 6.68%. A year earlier, those averages were 6.17% and 5.41%.
A little relief week to week is welcome, but buyers are still working with a higher rate than a year ago. If you’re thinking about selling, that helps explain why the monthly cost of your home matters so much beside the other choices. If you’re buying, let’s compare a real lender quote and the full payment, including taxes, insurance and any dues.
Let’s talk about your move
I can help you compare your home with current competition or work through the homes that fit your next move.
Never Miss the Next Update
Buyers are still buying in Snohomish: 50 homes closed and 41 went pending in October. But the monthly figures also show 294 homes for sale. If you’re thinking about selling, I would want to know which of those homes buyers would put beside yours, and why they would choose one over another. The $790,000 citywide median is a starting point, not a price tag for your home.
