Quick Take: Plenty of Buyers, Plenty of Choices
There are still plenty of buyers out there. October’s 127 new pending sales tell us that, and 107 homes closed. But there are also plenty of homes competing for their attention: the NWMLS monthly figures show 523 homes for sale in Everett. If you’re thinking about selling, what will make yours the one they choose?
Previously owned single-family homes had the most inventory among the four housing groups I cover, with 172 homes for sale. That is a lot of choices for buyers to compare. Under $750,000 accounted for 40 of the 57 resale pendings. That is where much of the activity is. The $600,000 to $749,999 homes that closed had a seven-day median market time, but still received 2.8% below original asking at the median. A home can sell quickly and still involve negotiating.
Condos had 21 new contracts and 22 closings. Townhomes had fewer, with seven pendings and eight closings, and a longer median market time. New construction had 17 pendings but just two closings. I would look at those differences before deciding what this market means for your next move.
My take? There is opportunity for buyers to compare, and there are buyers for sellers to reach. If you’re thinking about listing, the question is what makes your home a better choice than the alternatives at a similar payment.

The previously owned homes that closed had a 10-day median market time and received 97.9% of original asking. That is about 2.1% below where sellers started. The showing figure was nine recorded visits before pending. Those are encouraging results for the homes buyers chose, alongside 172 homes for sale and 57 new contracts. If you’re thinking about selling, let’s compare everything buyers could get in your price range, not just your immediate neighborhood.

Only two new homes closed, so I would be careful about turning their strong asking-price result into a rule for builders. Those two sales received 102.4% of original asking at the median, while 73 homes were for sale and 17 went pending. There is buyer activity, but two closings and a larger set of choices tell different parts of the story. I would compare included features, completion dates and any written financing offer with the resale alternatives. The price ratio does not tell us what incentives were involved.

Condos had 21 new pendings and 22 closings, with 108 homes for sale. Buyers were moving forward here. The sold homes had a 34-day median market time and received 96.3% of original asking. If condo living suits you, I think there are choices worth exploring. Compare dues, insurance, reserves, special assessments and lender approval alongside the price. If you’re considering selling, I would make the value clear beside the other condos and homes at a similar payment.

Townhomes had seven new pendings and eight closings, with 49 homes for sale. Successful sales took 49 days at the median and received 96.1% of original asking, while the showing figure was 14 visits before pending. That looks like buyers comparing carefully before choosing. If you’re thinking about selling, I would allow time and look closely at the full payment beside condos and single-family options. For buyers who prefer a townhome, I think the available choices deserve a look.

Under $600,000 had 20 closings and 20 new pendings, the most closings of any resale range. The homes that sold had a 14-day median market time and received 95.7% of original asking. Buyers are active here, but that does not mean every starting price worked. If you’re thinking about selling, the audience is encouraging. I would still compare condition, needed work and competing homes carefully before choosing the price.

This range tied under $600,000 for the most new resale contracts, with 20 pendings, and had 13 closings. The sold homes moved in seven days at the median but received 97.2% of original asking. Fast did not mean no negotiating. With 59 homes for sale, I would not assume a quick sale for every listing. Buyers have options; a seller preparing to list needs a clear reason for theirs to be chosen.

7 showings to pending · October median
Nine homes closed and 11 went pending. The sold homes had a 21-day median market time and full original asking at the median. That is a stronger asking-price result than the lower bands, but it does not mean every higher-priced home is easier to sell. There were 41 homes for sale. I would compare what made those successful sales work, then look at the choices still available to the same buyer.

Two homes closed, with a two-day median market time and full original asking at the median. Those are strong results for two homes, not a promise for the 20 homes offered for sale. Three new pendings show buyers were still making decisions. If you’re planning to sell, I would want to understand the individual properties behind these figures before using them to set your expectations.

12 showings to pending · October median
One home closed at $1.2 million, after 13 days on market and at 98% of original asking. Three homes went pending and 13 were for sale. I would read that as some buyer activity, with a very small completed-sale sample. If you’re considering selling, let’s identify who your home fits and what they can choose instead. If you’re buying, compare the individual homes rather than treat one closing as the price of the whole range.

The Rest of the Picture Matters Too
After looking at the NWMLS inventory, 124 of the 437 active listings had more than 90 days on market. And 224 were asking less than their original price. These are the sellers still waiting for their buyer, and they matter just as much as the successful closings when you’re deciding how to prepare your home.
October cancellations
There were 63 October cancellations. Plans can change for all kinds of reasons, so I would not assume every canceled listing tells the same story. They are still worth looking at alongside the homes buyers chose.
October expirations
Another 26 listings had an October expiration date in the MLS status history. If you’re thinking about selling, I would use the homes that left and the homes still waiting to ask better questions before yours goes on the market.
Some homes still sold above final asking
Of the 102 October sales in the NWMLS listing review, 20 sold above their final asking price. That does not tell us whether the original starting price worked. A home can sell above its last asking price after a reduction. I would look at the whole price history before using a sale to decide where yours fits.
Brandice’s Takeaway
For buyers
Under $750,000 is drawing much of the resale contract activity, so I would be ready when a home compares well. At the same time, the sold-price results show negotiation in those ranges. Condos and townhomes give you a different set of choices and costs to weigh. With new construction, compare the written terms and included features rather than focus on two strong closed-sale results.
Thinking about selling?
The resale median was nine recorded showings before pending and 10 days on market among the homes that sold, with 97.9% of original asking received. That is a reason to prepare thoughtfully. Your competition includes any home the same buyer could choose, including condos, townhomes or new construction at a similar monthly cost.
Higher prices need a closer look
The $750,000 to $949,999 range had nine closings at full original asking at the median. Above that, there were only two closings in one range and one in the highest range. I would use the individual homes and their features to plan a higher-priced listing, rather than assume those small samples predict your result.
What I would watch next
New contracts tell us where buyers are moving now, while closings reflect earlier decisions. I would watch both, along with competing inventory and the payment buyers can manage. If you’re thinking about selling in the next few months, I can help you prepare around your timing without relying on a promised spring rebound or rate drop.
Let’s Talk Through Your Questions
Is there opportunity for buyers in Everett?
I think so. There are choices across housing types, and resale closed at 97.9% of original asking at the median. But under $750,000 produced 40 of the 57 resale pendings, so I would not assume a home that stands out will wait around. Compare condition, price history and the payment before choosing an offer.
I’m thinking about selling. What does this mean for me?
Your housing type and price range matter. Resale sold in 10 days at the median, while condos took 34 days and townhomes 49. Those are the successful sales. I would also compare the homes still waiting, then decide what price and preparation make yours a convincing choice.
Should I wait until spring?
I would start with your plans and next purchase. Spring may bring buyers and more competing listings. If you have time, I can help you prepare and watch new contracts in your part of the market. I would not assume the calendar alone will make your home easier to sell.
Are condos or townhomes worth considering?
Yes, if they fit the way you want to live. Condos had 21 pendings and 22 closings, compared with seven and eight for townhomes. Their median sold prices were $409,250 and $477,500. Compare dues, insurance, reserves, assessments, lender approval and maintenance responsibilities with single-family alternatives at a similar payment.
How many showings did resale homes need?
The October resale figure was nine recorded showings before pending. Those are visits, not necessarily nine different buyers. I would use that alongside the 10-day median market time and what the competing homes offer. It is context for planning, not a guarantee that a particular visit brings an offer.
Does new construction selling above original asking mean builders have the upper hand?
Only two new homes closed in October, with a median of 102.4% of original asking. Meanwhile, 73 homes were for sale and 17 went pending. I would compare individual homes, completion timing and written purchase terms. Two closings do not describe every builder or reveal any incentives.
What should I know about resale above $950,000?
There were two closings from $950,000 to $1,149,999 and one at $1.15 million and up. Both ranges had three new pendings. Buyers were moving, but the small number of sales means I would compare the actual homes before using the median price or market time to plan your move.
And Then There Is the Monthly Payment!
Freddie Mac’s October 29, 2026 update had the 30-year fixed average at 7.24%, down from 7.32% the week before. The 15-year average was 6.60%, down from 6.68%. A year earlier, those averages were 6.17% and 5.41%.
A little relief week to week is welcome, but buyers are still working with a higher rate than a year ago. If you’re thinking about selling, that helps explain why the monthly cost of your home matters so much beside the other choices. If you’re buying, let’s compare a real lender quote and the full payment, including taxes, insurance and any dues.
Let’s talk about your move
I can help you compare your home with current competition or work through the homes that fit your next move.
Never Miss the Next Update
Everett had 127 new pending sales and 107 closings in October, with 523 homes for sale in the monthly figures. Buyers are still making moves, but there is plenty to compare. The median sale price was $570,000 and the original-asking result was 96.6%. If you’re thinking about selling, I would start with the choices your buyer has, not assume the citywide median tells us what your home will receive. Whole-city totals cover all property types; this report breaks out four housing groups, so those chapters do not add up to the entire city.
