Quick Take: The Sweet Spot Still Has Buyers, but They Have Choices
The $600,000 to $749,999 range is still where much of the Lake Stevens resale activity is happening. Twenty homes went pending there in October, more than half of the 36 resale contracts. So yes, buyers are still out there. But the homes that closed in that range took 42 days at the median. Popular does not automatically mean fast.
Across the whole city, 63 homes went pending and 58 closed, with 257 homes for sale in the NWMLS monthly figures. Previously owned homes had the most inventory among the four housing groups I cover, with 128 for sale. If you’re thinking about listing, what will make your home the one a buyer chooses?
Higher-priced resale gets quieter, and some of the completed sales show a longer wait and more negotiating. The $950,000 to $1,149,999 range had just three closings, at 88.6% of original asking at the median. I would look closely at those individual homes rather than assume the same reduction applies to yours.
New construction works on its own timeline. Seven new homes went pending and none closed, but buyers can sign a contract before a home is built or while construction is underway. Closing comes later. I would look at what is available and when it will be ready, rather than judge builder demand by one month’s closings.

10 showings to pending · October median
Previously owned homes had 36 new contracts and 37 closings, with 128 homes for sale. The sold homes took 42 days at the median and received 96.8% of original asking, about 3.2% below where sellers started. The showing figure was 10 recorded visits before pending. If you’re thinking about selling, I would allow buyers time to compare and make the value clear from the start. Your competition includes everything a buyer can choose at a similar payment, not just your neighborhood.

New Construction
Seven new homes went pending in October, but none closed. New construction works on a different timeline. Buyers can go under contract before a home is built or while construction is underway, and closing comes later. I would look at what is available, when it will be ready and the builder’s terms rather than use one month’s closings to judge buyer interest. There were 41 new homes for sale. If you’re comparing new construction with resale, I would look at completion timing, included features and any written financing terms together. There are no October closed-sale medians for this group; the five-showing figure relates to pending activity.

Nine condos closed and seven went pending, with 27 homes for sale. The sold homes had a 32-day median market time and received 95.7% of original asking. I think condo buyers have options worth exploring if that lifestyle fits. Compare dues, insurance, reserves, special assessments and lender approval alongside price. If you’re thinking about selling, I would look at the full monthly cost of your home against the other choices available.

Four townhomes closed, with two new pendings and 11 homes for sale. Those sales took 32 days at the median and received 97% of original asking. That is activity, but a small group of sales, so I would look at the individual homes before using the median price as a guide for yours. If you’re buying, compare the space, dues and upkeep with condo and single-family alternatives. If you’re planning to sell, I would prepare for a smaller audience rather than assume every buyer wants the same thing.

Under $600,000 had 11 closings and six new pendings. The homes that sold had a 19-day median market time and received 98.4% of original asking. With 19 homes for sale, there are choices, but successful sales moved faster than in most higher resale bands. If you’re shopping here, I would be ready when a home compares well. If you’re thinking about selling, I would make sure condition and needed work make sense beside the other options at your price.

This is still the busiest resale buyer pool: 20 new pendings and 15 closings, more than any other range. But the homes that sold took 42 days at the median and received 97% of original asking. Being in the popular range did not mean every seller had an instant offer. With 43 homes for sale, buyers had plenty to compare. If you’re thinking about selling here, I like the buyer activity, but I would still want a convincing price and presentation from day one.

Only four homes closed and five went pending, with 34 homes for sale. The sold homes took 42 days at the median and received 96.7% of original asking. That is much quieter than the range below. I think buyers shopping here have room to compare carefully, while someone planning to sell needs a clear reason for a buyer to spend more. I would study the competing homes and their price histories before choosing a starting price.

Not reported showings to pending · October median
Three homes closed, with an 86-day median market time and 88.6% of original asking received. That is 11.4% below the starting price at the median. Those are only three homes, not a discount schedule for every listing, but they show why the original price matters. There were 11 homes for sale and two new pendings. If you’re considering selling here, I would allow time and look closely at the individual sales and the alternatives buyers can choose.

Two homes closed at a $1.25 million median price. They had a 42-day median market time and received 94.4% of original asking. Two new pendings and nine homes for sale point to a small buyer pool. If you’re thinking about selling, I would identify who your property fits and compare the actual features buyers would pay for. Two completed sales are not enough to promise a typical result for every home.

Two homes closed in this range, with an 81-day median market time and 97% of original asking received. The $2.015 million median price comes from those two properties, not the value of every home above $1.35 million. There were 12 homes for sale and one new pending. If you’re considering selling, I would plan for a smaller audience and compare the individual properties carefully. Buyers have choices, but those homes can be very different from one another.

The Rest of the Picture Matters Too
After looking at the NWMLS inventory, 66 of the 228 active homes had been on the market more than 90 days. And 121 were asking less than their original price. If you’re thinking about selling, those waiting homes matter just as much as the successful sales. What are buyers choosing instead, and why?
October cancellations
There were 26 October cancellations. That can happen for all kinds of reasons, including a change in the seller’s plans. I would not assume every cancellation means the same thing, but I do want to understand the homes that left while others found buyers.
October expirations
Another 16 listings had an October expiration date in the MLS status history. Those are separate from cancellations and homes still for sale. They help round out the picture when you’re deciding what a realistic selling plan could look like.
Some homes still sold above final asking
Of the 56 October sales in the NWMLS listing review, 10 closed above final asking. That tells me some homes still attracted strong offers. But final asking can follow a price reduction, so I would check the whole history before treating an over-asking sale as proof that the starting price worked.
Brandice’s Takeaway
For buyers
I think there is opportunity to compare carefully in Lake Stevens. The $600,000 to $749,999 range has the most resale contract activity, so I would be prepared when the right home comes along. Higher resale ranges are quieter, with small closing samples and some longer waits. Condos and townhomes give you another set of prices and ownership costs to compare. With new construction, I would look at availability, completion dates and written terms rather than read zero closings as zero interest.
Thinking about selling?
Previously owned homes had a 42-day median market time and received 96.8% of original asking among the October sales. The showing figure was 10 recorded visits before pending. I would prepare for buyers to compare, not start high just to see what happens. Your competition includes any home that fits the same buyer’s budget and plans.
Price range changes the conversation
Under $600,000 sold faster at the median, while $600,000 to $749,999 produced the most resale contracts and closings. Above $750,000, the number of new contracts falls sharply. I would not take the popularity of the middle range and apply it to every higher-priced listing. At the top, two closings can move the median substantially.
Looking ahead
I would watch new contracts as closely as closings over the next few months. With builders, I would also look at construction and completion schedules. A contract on a home that is not finished may not turn into a closing for months, so I would keep that timeline separate from the resale conversation. If you’re planning to sell, I can help you prepare around your timing and the competition in your part of the market, without relying on a promised spring rebound or rate drop.
Let’s Talk Through Your Questions
Is there opportunity for buyers in Lake Stevens?
I think so. Buyers have choices, and the October resale sales received 96.8% of original asking at the median. The $600,000 to $749,999 range drew 20 new contracts, so I would still be ready when a home compares well. Higher resale ranges had less activity, and condos and townhomes add options with different ownership costs. I would compare the individual home, payment and price history before deciding where to negotiate.
I’m thinking about selling. What does this mean for me?
Your price range matters. Under $600,000 had a 19-day median market time, while $600,000 to $749,999 had 42 days despite leading resale activity. Higher-priced ranges had fewer contracts. I would compare your home with everything a buyer could choose for similar money and prepare a price and presentation that give them a clear reason to choose yours.
Is $600,000 to $750,000 still the sweet spot?
It is still the busiest previously owned range: 20 pendings and 15 closings in October. That is more than half of resale pendings. But there were 43 homes for sale, and the sold homes took 42 days at the median. I see an active buyer pool, not a guarantee of a quick sale or full original asking.
Does no new-construction closing mean buyers stopped buying?
No. New construction follows a different timeline from resale. A buyer can go under contract before a home is built or while construction is underway, with closing months later. October had seven new pendings, no closings and 41 homes for sale. Those totals do not tell us the construction stage of each home. I would compare what is available, when it will be ready, included features and the builder’s written terms rather than use the lack of October closings to judge buyer interest.
Are condos and townhomes worth considering?
Yes, if they fit the way you want to live. Condos had nine closings and seven pendings, with a $569,950 median sold price. Townhomes had four closings and two pendings, with a $504,500 median. Both had 32-day median market times. Compare dues, insurance, reserves, assessments, lender approval and upkeep with the other homes available at a similar payment.
How many showings did resale homes need?
The October resale figure was 10 recorded showings before pending. Those are visits, not necessarily 10 different buyers. I would use that alongside the 42-day median market time and the homes still waiting. It helps set expectations, but does not promise an offer after a certain number of visits.
Should I wait until spring to sell?
I would start with your plans and next move. Spring could bring more buyers and more competing listings. If your timing is flexible, I can help you prepare while watching new contracts in your price range. I would not assume waiting alone fixes a price or condition mismatch.
Does the 88.6% result mean I should offer 11.4% less?
That figure is the median original-asking result for just three resale closings from $950,000 to $1,149,999. It does not compare with final asking and it is not a discount rule for every listing. I would look at those homes, their starting prices and the current competition before deciding what offer makes sense.
And Then There Is the Monthly Payment!
Freddie Mac’s October 29, 2026 update had the 30-year fixed average at 7.24%, down from 7.32% the week before. The 15-year average was 6.60%, down from 6.68%. A year earlier, those averages were 6.17% and 5.41%.
A little relief week to week is welcome, but buyers are still working with a higher rate than a year ago. If you’re thinking about selling, that helps explain why the monthly cost of your home matters so much beside the other choices. If you’re buying, let’s compare a real lender quote and the full payment, including taxes, insurance and any dues.
Let’s talk about your move
I can help you compare your home with current competition or work through the homes that fit your next move.
Never Miss the Next Update
Lake Stevens had 63 new pending sales and 58 closings in October, with 257 homes for sale in the monthly figures. Buyers are still making decisions, but the homes that sold had a 32-day median market time and received 96.7% of original asking. If you’re thinking about selling, I would look at the choices available to your buyer before setting the price. The whole-city totals include all property types; I break out four housing groups in this report.
