Quick Take: Bothell Has Buyers, but They Have Plenty to Compare
Honestly, the amount of inventory in Bothell catches my attention. There were 544 homes for sale in October, but fewer than 100 new contracts and fewer than 100 closings: 99 homes went pending and 98 closed. That is a lot of homes competing for buyers. Everett actually had fewer homes for sale, at 523, and more activity, with 127 new pendings and 107 closings.
Previously owned single-family homes had the most inventory among the four housing groups I cover, with 214 for sale. The $850,000–$1,049,999 range had the most resale contracts and closings, but its successful sales received 93.7% of original asking at the median. Buyers were choosing homes, and starting price still mattered.
Townhomes caught my attention too: 16 went pending and eight closed. Condos had 15 new contracts and 16 closings, with a 16-day median market time among the sold homes. I would not put every attached home in the same bucket. What a buyer can get for the payment changes the conversation.
New construction also needs its own conversation. Nine homes closed at 90.3% of original asking at the median, while 12 went pending. Builder contracts can happen before or during construction, with closing months later. I would compare the actual home, completion date and written terms before deciding what those figures mean for your move.
Does that mean buyers don’t want Bothell anymore? I’m not ready to say that. But I do wonder whether the price and monthly payment are making buyers look harder at their alternatives. If you’re thinking about selling here, I would want to know what those buyers are choosing instead.

Previously owned single-family homes had 214 homes for sale, the most inventory among the four housing groups I cover. Forty homes went pending and 41 closed. Successful sales took 22 days at the median and received 96.5% of original asking, about 3.5% below where sellers started. The showing figure was 10 recorded visits before pending. If you’re thinking about listing, I would want to know what buyers at your price are choosing instead of the homes still waiting.

Nine new homes closed, with a 51-day median market time and 90.3% of original asking received. That is 9.7% below starting price at the median, before considering any other terms. But new construction follows a different timeline: buyers can sign before a home is built or while construction is underway, and closing comes later. There were 78 homes for sale and 12 new pendings. I would compare completion dates, included features and written financing terms rather than use one month’s closings to judge builder demand. The price ratio alone does not tell us about incentives.

Condos had 16 closings and 15 new pendings, with 106 homes for sale. The homes that closed moved in 16 days at the median and received 97.9% of original asking. That is a fairly quick result for the successful sales, alongside plenty of choices still available. If condo living fits you, I would compare dues, insurance, reserves, special assessments and lender approval with the other homes you could buy. If you’re thinking about selling, those ownership costs are part of the competition too.

Townhomes had 16 new pendings and eight closings, with 78 homes for sale. That is worth noticing: new contracts outnumbered completed sales this month. I would not read it as a promise about next month’s closings, but buyers were moving forward. The October sales had a 34-day median market time and received 93% of original asking. If you’re thinking about selling, I would look at the alternatives a buyer could choose for a similar payment. For buyers who want a townhome, the selection deserves a closer look.

Only one previously owned home closed $699,999 and under, at $630,000. It took 50 days and received 96.9% of original asking. There were five homes for sale and four new pendings. That combination is interesting, but one sale cannot establish the value or typical market time of the whole range. If you’re shopping here, I would compare condition, size and needed work carefully. If you’re thinking about selling, limited inventory does not automatically mean any starting price will work.

Nine homes closed and nine went pending here, with 38 homes for sale. Successful sales took 17 days at the median and received 97.2% of original asking. Buyers were choosing homes, with negotiating still part of the completed-sale results. If you’re planning to list, I would compare the entire set of choices buyers can get at a similar payment, including townhomes. For buyers, I would be ready when a home stands out without assuming every seller will accept the same terms.

This was the busiest resale band, with 13 new pendings and 12 closings. It also had the most resale inventory, with 54 homes for sale. The sold homes took 29 days at the median and received 93.7% of original asking, or 6.3% below starting price. I think that is the heart of Bothell’s story: an active buyer pool does not remove the competition between sellers. If you’re thinking about listing here, your starting price and the alternatives buyers have deserve a careful look.

Nine homes closed, with a 15-day median market time and 97.3% of original asking received. But just four new homes went pending, while 37 were for sale. That is why I would look at contracts as well as closings. The successful sales moved fairly quickly, but the new flow of decisions was smaller. If you’re thinking about selling, I would study what made those particular homes work rather than assume the same pace for yours.

Four homes closed, with a 49-day median market time and 92.6% of original asking received. Six went pending and 38 were for sale. The new contracts show buyers were making decisions, while the completed sales show a longer wait and a 7.4% gap from starting price at the median. With only four closings, I would look closely at the individual homes before applying that result to another property. Buyers have choices; a seller preparing to list needs a clear reason to stand out.

Six homes closed at $1,450,000 and up, with a 12-day median market time and 95.9% of original asking received. Four went pending, while 42 were for sale. Some selected homes moved quickly, but there is still a large set of competing choices. If you’re thinking about selling, I would focus on who the property fits and what makes it worth choosing at that price. The $1,528,750 median sold price describes six homes, not every property in this open-ended range.

The Rest of the Picture Matters Too
After looking at the NWMLS inventory, 138 of the 520 active homes had more than 90 days on market. And 296 were asking less than their original price. If you’re thinking about selling, I want to understand those waiting homes as well as the successful closings. What are buyers choosing instead?
October cancellations
There were 98 October cancellations. Sellers can change plans for all kinds of reasons, so I would not assume each cancellation tells the same story. They are part of the picture when you’re deciding what a realistic selling plan looks like.
October expirations
Another 26 listings had an October expiration date in the MLS status history. I keep those separate from cancellations and active homes. They give me more to compare before recommending a starting price or timeline.
Some homes still sold above final asking
Of the 96 October sales in the NWMLS listing review, 14 closed above final asking. Some homes still stood out. But final asking may follow a reduction, so I would look at the whole price history before treating an over-asking sale as proof the starting price worked.
Brandice’s Takeaway
For buyers
I think Bothell offers room to compare carefully. The $850,000–$1,049,999 resale range had the most activity, but the sold homes still had a meaningful gap from original asking. Condos and townhomes offer different payments and ownership costs, and both had buyers signing contracts. With builders, I would compare the full written package and completion timing, not just the sticker price.
Thinking about selling?
The resale showing figure was 10 visits before pending, with a 22-day median market time and 96.5% of original asking among the closed homes. Those are the successful sales. I would also study the inventory still competing for the same buyers. Your preparation and starting price should make sense beside everything that buyer can choose for similar money.
Higher prices do not tell one story
The $1,050,000–$1,249,999 sales moved in 15 days at the median, but only four new homes went pending. The next band had a longer median wait and six new contracts. At $1,450,000 and up, six homes closed relatively quickly while 42 were for sale. I would use the individual homes to understand those differences rather than turn one median into a promise.
What are buyers choosing instead?
Bothell had more homes for sale than Everett in October, but fewer new contracts and closings. I would not turn that into a verdict on how desirable Bothell is. I do think it is a reason to look closely at price, the monthly payment and the alternatives buyers have along the corridor. If you’re thinking about selling, I want to know where your home fits in that comparison.
What I would watch next
I would watch whether the new townhome contracts continue, which resale choices buyers select, and how much competing inventory remains. Builder closings also need to be read alongside construction schedules. If you’re thinking about selling in the next few months, I can help you prepare around your timing without relying on a promised spring rebound or rate drop.
Let’s Talk Through Your Questions
Is there opportunity for buyers in Bothell?
I think so. There were 544 homes for sale in the whole-city monthly figures, and resale closed at 96.5% of original asking at the median. The busiest resale range, $850,000–$1,049,999, received 93.7% at the median. I would compare the individual home, payment and price history rather than apply the same discount to every listing.
I’m thinking about selling. What should I expect?
Your housing type and price range matter. Resale had a 22-day median market time, condos 16 days and townhomes 34 days among October sales. Those are the homes buyers chose. I would compare your home with the alternatives still waiting and prepare a starting price and presentation that make the value clear.
What is happening with townhomes?
Sixteen went pending and eight closed, with 78 for sale. That is new buyer activity worth following, but not a guarantee of the next month’s closing count. The sold homes received 93% of original asking at the median. If you want a townhome, compare the payment, dues, space and upkeep with other options. If you’re considering selling, that comparison helps explain how your home needs to stand out.
Are condos moving faster?
The 16 October condo sales had a 16-day median market time, compared with 34 days for the eight townhome sales. That describes the homes that closed, not all 106 condos for sale. Condos also had 15 new pendings. I would compare the unit and building, dues, insurance, reserves, assessments and lender approval before deciding which option fits you.
How should I read the new-construction numbers?
Nine homes closed at a median 90.3% of original asking, while 12 went pending and 78 were for sale. Buyers can sign before construction starts or while a home is being built, with closing months later. The price ratio does not establish incentives or concessions. I would compare the completion date, included features and written financing terms with resale alternatives.
How many showings did resale homes need?
The October resale figure was 10 recorded visits before pending. Visits are not necessarily different buyers. I would use that alongside the 22-day median market time and the current competition. It helps set expectations, but does not promise an offer after a certain number of showings.
Should I wait until spring to sell?
I would start with your plans and next purchase. Spring could bring buyers and more competing homes. If you have flexibility, I can help you prepare while following new contracts in your price range. I would not assume the calendar alone fixes a price or condition mismatch.
Does the busiest price range mean an easy sale?
Not automatically. The $850,000–$1,049,999 range had 13 pendings and 12 closings, but also 54 homes for sale. The sold homes received 93.7% of original asking at the median. I see buyer interest alongside plenty of seller competition. The actual home and its starting price still need to make sense.
And Then There Is the Monthly Payment!
Freddie Mac’s October 29, 2026 update had the 30-year fixed average at 7.24%, down from 7.32% the week before. The 15-year average was 6.60%, down from 6.68%. A year earlier, those averages were 6.17% and 5.41%.
A little relief week to week is welcome, but buyers are still working with a higher rate than a year ago. If you’re thinking about selling, that helps explain why the monthly cost of your home matters so much beside the other choices. If you’re buying, let’s compare a real lender quote and the full payment, including taxes, insurance and any dues.
Let’s talk about your move
I can help you compare your home with current competition or work through the homes that fit your next move.
Never Miss the Next Update
Bothell had 99 new pending sales and 98 closings in October, with 544 homes for sale in the monthly figures. Buyers are still making decisions, but there is plenty of competition for their attention. The sold homes received 96.1% of original asking at the median. If you’re thinking about selling, I would compare the choices your buyer has rather than treat the $850,500 citywide median as a price tag for your home. The whole-city figures include all property types; I break out four housing groups here.
