Everett had 489 homes for sale in August, 46.4% more than one year earlier. Pending sales slipped to 134, while closings stayed steady at 132.
The market split sharply by segment. Residential resale held up well, homes below $600,000 stayed active, and the $950,000 to $1,149,999 range produced strong results from a small group of sales. Condos, townhomes, and the $750,000 to $949,999 range gave buyers more leverage.
Seller pressure was easy to see: 50 listings failed to sell, 9 listings expired in the final seven days, and 31 active listings reduced their prices during that same period.
My bottom line: Everett still had buyers, but more inventory made it easier for them to be picky.

Everett Residential Resale Summary for August 2026
Resale was one of the healthier parts of Everett's market. Inventory jumped, but pending sales still increased and successful homes moved five days faster than last August. The middle seller received full original asking, although eight typical showings tell us buyers still looked around before choosing one.

Builders had 55 homes for sale, more than twice last year's supply, and pending sales also more than doubled. Only nine sales closed, so the much lower median price and price per square foot likely say more about which homes sold than a citywide drop in new-home values. Successful sales moved much faster and the middle seller received full original asking.

Townhomes had 54 homes for sale and only 10 pendings. The 12 homes that closed took 42 days, even though the typical pending needed only two buyer showings. That can happen when a smaller group of serious buyers chooses from a large supply. Sellers received 2.7% less than original asking on the middle sale.

Some Stellar Everett Sales in August
There were some stellar sales in Everett during August. Among the 122 August sales I reviewed, 81 sold at or above their final list price and 32 sold above it. Forty-three sold in seven days or less, but another 43 took at least 30 days. Buyers competed when a home stood out, but that did not happen across the board.
- Pinehurst: a home listed at $425,000 closed at $450,000, about 5.9% above list after three days.
- Puget Park: a home listed at $715,000 closed at $737,000, about 3.1% above list after three days.
- Silver Lake: a home listed at $824,950 closed at $850,000, about 3.0% above list after five days.
- Eastmont: a home listed at $1,099,950 closed at $1,130,000, about 2.7% above list after four days.
- North Everett: a home listed at $499,922 closed at $512,000, about 2.4% above list after seven days.
- View Ridge: a home listed at $475,000 closed at $485,000, about 2.1% above list after six days.
This does not mean every home in these areas sold above asking. It shows buyers would still pay a premium when the price, condition, and location made sense.
What Else Stood Out in the Sold Properties?
Forty-one of the 122 sales reviewed reduced their price before closing, and 41 still sold below their final list price. The same month produced quick bidding competitions and homes that needed more time or another price. Everett was not one simple market.

No. Everett had 489 homes for sale, 46.4% more than last August. Pending sales were 6.3% lower and closings were only 2.3% higher. Buyers had far more homes to compare without the same jump in the number of buyers.
What does the typical-showings number tell us?
It tells us roughly how many buyers walked through before one decided to make an offer. Citywide, the typical home needed six showings. Resale needed eight, condos needed four, and townhomes needed two. Fewer showings can mean serious buyers, but it does not always mean a fast sale when a listing has already spent weeks waiting for the right person.
Where did sellers have the most leverage?
Homes below $600,000 had 19 pendings and 19 closings, and the middle successful seller received full original asking. The $950,000 to $1,149,999 range also had quick successful sales, but only five homes closed, so that result needs a small-sample warning.
Where did buyers have the most room to negotiate?

Everett had 489 homes for sale, 46.4% more than last August. Pending sales slipped to 134, while 132 sales closed. The market did not add buyers at the same pace it added homes, so buyers could compare more choices and wait for the one that made sense.
The typical home needed about six buyer showings before going pending. Successful sales took 17 days, seven days faster than last year, but the middle seller received 1.3% less than original asking. Fifty listings failed to sell, including 29 canceled and 21 expired listings. Nine expired in the final seven days, and another 31 active listings reduced their prices during that same period.
Residential resale held up well. Inventory increased sharply, but pending sales rose, successful homes moved faster, and the middle seller received full original asking. New construction also drew more pending buyers, but only nine homes closed and the mix of those sales pulled the median price much lower. Below $600,000 remained Everett's largest and most dependable resale buyer pool. The $600,000 to $749,999 range moved quickly once the right buyer chose a home, but it took about 11 showings to get there. The $750,000 to $949,999 range had the most obvious pressure, with more inventory, fewer sales, 36 days to contract, and sellers receiving 4.9% less than original asking. The $950,000 to $1,149,999 range produced strong results from only five closings. Above $1.15 million, only one home closed, so one sale cannot describe the whole range.
The individual sales told the same story. Pinehurst, Puget Park, Silver Lake, Eastmont, North Everett, and View Ridge produced above-list sales. At the same time, 41 of the 122 sales reviewed reduced their price before closing and 43 took at least 30 days.

You had more room to compare homes and negotiate, especially in condos, townhomes, and the $750,000 to $949,999 range. The best homes could still move quickly, so extra choices did not mean every good listing would wait.

Buyers were still out there, but they did not have to settle. Your home needed to compare well on price, condition, and presentation. The 50 failed listings and 31 recent reductions show what happened when buyers found a better option.
What I Am Watching Going Into September
I am watching whether August's 134 pending sales make it to closing, whether recent price reductions bring more buyers back, and whether the large supply in condos, townhomes, and the middle resale ranges starts to come down.
If I had to sum up Everett in one sentence: buyers were still moving, but more inventory made them much more selective.
