Snohomish's Resale Market Is Moving Toward a Higher Price of Entry
Snohomish had 270 homes for sale in August, but only one residential resale home was available below $650,000. Three homes in that range went pending, which helps explain why so little affordable single-family inventory remained.
Most resale inventory was spread fairly evenly through the middle. There were 33 homes from $650,000 to $849,999, 30 from $850,000 to $1.05 million, and 31 from $1.05 million to $1.25 million.
The clearest competition was from $850,000 to $1.05 million. That range produced 15 of Snohomish's 38 resale closings, almost 40% of all resale sales, and pending sales more than doubled.
Activity thinned again above $1.25 million. The two highest ranges combined produced only six pending sales and four closings. New construction also struggled, and townhomes had no closings at all.

Snohomish New Construction Summary for August 2026
New construction was one of the clearest weak spots. Inventory was nearly unchanged, but pending sales fell from 25 to nine and closings fell from 28 to nine. Successful sales took 19 days and the middle seller received 3.4% less than original asking. Builders were competing for a much smaller group of buyers.

Only three condos closed, so the strong asking-price result and lower median price need a small-sample warning. Still, five condos went pending, successful sales took nine days, and the middle seller received full original asking. The 17 homes for sale gave buyers more choices than last year.

Townhome supply doubled to 14 homes and seven new listings came on the market, but only one went pending and none closed. With no August closings, there is no useful current sales price, market time, asking-price result, or price per square foot. The clearest story is more supply and very little completed buyer activity.

This price range is almost disappearing for true single-family resale homes in Snohomish. Only one home was for sale, down from three last August, while three went pending and two closed. With so little available below $650,000, I may need to raise the lowest resale price range soon because the entry point for a single-family home is clearly moving higher.

Inventory stayed almost even, pending sales more than doubled to 16, and closings increased to 15. Successful homes took 22 days, needed about six buyer showings, and the middle seller received 0.4% less than original asking.

Luxury buyers were scarce. Twenty-seven homes were for sale, but only three went pending and three closed. Successful sales took 41 days, and the middle seller received 3.0% less than original asking. The three closings make every median sensitive to the exact homes that sold.
Where Buyers Paid a Premium
Some Stellar Snohomish Sales in August
Among the 67 August sales reviewed, 35 sold at or above their final list price and eight sold above it. Eighteen sold in seven days or less, while 28 took at least 30 days. Buyers competed for certain homes, but that was not the experience everywhere.
- Lake Roesiger: a home listed at $1,050,000 closed at $1,100,000, about 4.8% above list after three days.
- Clearview: a home listed at $798,000 closed at $835,500, about 4.7% above list after eight days.
- In Town Snohomish: a home listed at $799,950 closed at $810,000, about 1.3% above list after five days.
- Echo Lake: a home listed at $1,599,950 closed at $1,615,000, about 0.9% above list after seven days.
This does not mean every home in these areas sold above asking. It shows buyers would still pay more when the home, price, and location came together.
What Else Stood Out?
Twenty-six of the 67 sales reduced their price before closing, and 32 still sold below their final list price. Snohomish produced both quick competition and homes that needed more time or a price adjustment.
Questions Raised by the Data
What Does Snohomish's August Market Mean?
Is it getting more expensive to buy a single-family home in Snohomish?
The available resale supply says yes. Only one home was for sale below $650,000, down from three last August, and three homes in that range went pending. I may need to raise the lowest price range in this report soon because there are almost no true single-family resale choices left below $650,000.
Where was the clearest resale competition?
The $850,000 to $1.05 million range stood out. It produced 15 of the 38 resale closings, almost 40% of the total. Pending sales increased from seven to 16 and closings increased from 13 to 15.
How was resale inventory distributed?
The middle was surprisingly even. There were 33 homes from $650,000 to $849,999, 30 from $850,000 to $1.05 million, and 31 from $1.05 million to $1.25 million. Buyer activity dropped again above $1.25 million.
Where did sellers face the most pressure?
New construction lost both pending and closed sales, townhomes recorded no closings, and the two ranges above $1.25 million combined for only six pendings and four closings.

What Defined Snohomish in August 2026?
The price of entry kept moving higher, and resale demand gathered in one clear middle range.
The city had 270 homes for sale, 22.2% more than last August. Pending sales fell to 77 and closings dropped from 106 to 65. Successful sales took 22 days, needed about eight buyer showings, and the middle seller received 2.1% less than original asking.
Forty-six listings failed to sell, including 29 canceled and 17 expired listings. Eleven expired in the final seven days, and another 17 active listings reduced their prices. Buyers were still out there, but the larger supply gave them time to compare.
Residential resale produced more pending sales even though closings fell. New construction was much weaker, with only nine pendings and nine closings. Condos had better results from only three closings, while townhome inventory doubled and no townhomes closed.
Only one resale home was available below $650,000, down from three last August. With three pendings and almost no active supply, true single-family choices at this price are becoming extremely hard to find. The next three ranges held a fairly even 33, 30, and 31 homes for sale from $650,000 through $1.25 million.
The strongest concentration of resale demand was from $850,000 to $1.05 million. That range produced 15 of Snohomish's 38 resale closings, almost 40% of the total, and pending sales more than doubled. From $1.05 million to $1.25 million, buyers were active but took 38 days and about 14 showings. Above $1.25 million, activity thinned to only six pendings and four closings across both higher ranges.
Lake Roesiger, Clearview, In Town Snohomish, and Echo Lake still produced above-list sales. At the same time, 26 of the 67 sales reviewed reduced their price before closing and 28 took at least 30 days.
What This Means for Buyers
Finding a true single-family resale home below $650,000 was extremely difficult. Competition was clearest from $850,000 to $1.05 million, while new construction and the higher price ranges offered more room to negotiate.
What This Means for Sellers
The most active buyer pool was concentrated in a specific price range. Your home needed to match the price, condition, and presentation buyers expected from its direct competition.
What I Am Watching Going Into September
I am watching whether the under-$650,000 resale supply disappears completely, whether the $850,000 to $1.05 million range keeps capturing such a large share of sales, and whether demand improves above $1.25 million.
If I had to sum up Snohomish in one sentence: affordable single-family choices were nearly gone, while almost 40% of resale closings gathered between $850,000 and $1.05 million.
