Lynnwood Buyers Had More Choices and Used Them

Lynnwood had 316 homes for sale in August, 41.7% more than one year earlier. Pending sales slipped to 103 and closings fell to 83.

The market changed by segment. New construction drew more pending buyers, townhome closings improved, and the $850,000 to $1,049,999 resale range held up well. Condos and the lower resale ranges gave buyers more room.

Seller pressure was visible: 41 listings were canceled, 25 expired, 8 expired in the final seven days, and 20 active listings reduced their prices. Three sellers increased their prices.

My bottom line: buyers were still shopping, but they had enough choices to wait for the home that made the most sense.

Resale inventory increased while pending and closed sales fell. Successful homes still moved in 14 days, but it took about 12 buyer showings to get a taker and the middle seller received 1.4% less than original asking. Buyers were active, but they looked carefully before choosing.

Builders had more supply and almost twice as many pending sales, but only 11 sales closed. The typical pending needed only one buyer showing, yet successful sales took 29 days. The lower closed count and changing mix mean the price numbers should not be used to describe every new home.

Lynnwood $1.05M or More Summary for August 2026

Only four sales closed and three went pending, so this is a small sample. Twenty-three homes were for sale, successful sales took eight days, and the middle seller received 1.6% less than original asking. Ten typical showings show that higher-price buyers were selective.

Where Buyers Paid a Premium

Some Stellar Lynnwood Sales in August

Among the 79 August sales I reviewed, 36 sold at or above their final list price and nine sold above it. Twenty-four sold in seven days or less, while 27 took at least 30 days.

  • Martha Lake: a home listed at $820,777 closed at $850,000, about 3.6% above list after six days.
  • Alderwood Manor: a home listed at $850,000 closed at $880,000, about 3.5% above list after one day.
  • North Lynnwood: a home listed at $699,950 closed at $721,000, about 3.0% above list after three days.
  • Martha Lake: another home listed at $735,000 closed at $750,000, about 2.0% above list after three days.
  • Lake Serene: a home listed at $789,000 closed at $790,000 after five days.

This does not mean every home in these areas sold above asking. It shows buyers still competed when a home stood out.

What Else Stood Out?

Twenty-eight of the 79 sales reduced their price before closing, 43 sold below final list price, and 27 took at least 30 days. Lynnwood had quick competitions and slow negotiations in the same month.

Questions Raised by the Data

What Does Lynnwood's August Market Mean?

Did more inventory bring more buyers?

No. Inventory increased 41.7%, but pending sales were lower and closings fell from 92 to 83. Buyers had far more choices without a larger buyer pool.

What does the typical-showings number tell us?

It tells us roughly how many buyers toured before one moved forward. Citywide it took seven showings. Resale needed 12, and the $700,000 to $849,999 range needed 16.

Where did buyers have the most room?

The lower resale ranges had more inventory, fewer sales, longer timelines, and more negotiation. Condos also had far fewer pendings than last year.

Where did sellers see the best response?

The $850,000 to $1,049,999 resale range increased both pendings and closings. Martha Lake, Alderwood Manor, and North Lynnwood also produced several above-list sales.

What Defined Lynnwood in August 2026?

Buyers had more choices, and sellers had to work harder to be chosen.

Lynnwood had 316 homes for sale, 41.7% more than last August. Pending sales slipped to 103 and closings fell to 83. Successful sales took 19 days and the middle seller received 1.8% less than original asking.

Sixty-six listings failed to sell, including 41 canceled and 25 expired listings. Eight expired in the final seven days. Another 20 active listings reduced their prices, while three increased them.

Resale softened overall, new construction drew more pending buyers, condos had fewer pendings, and townhomes had more closings but much more inventory. Under $700,000 and $700,000 to $849,999 required patience and negotiation. The $850,000 to $1,049,999 range held up best. Above $1.05 million, only four sales closed, so the results need a small-sample warning.

Some homes still had stellar sales in Martha Lake, Alderwood Manor, North Lynnwood, and Lake Serene. At the same time, 28 of the 79 sales reviewed reduced their price before closing and 27 took at least 30 days.

What This Means for Buyers

You had more room to compare homes and negotiate, but the best homes could still move quickly.

Buyers were still out there, but your home had to compare well on price, condition, and presentation.

What I Am Watching Going Into September

I am watching whether August's 103 pending sales close, whether recent price reductions help more sellers, and whether Lynnwood's larger supply starts to come down.

If I had to sum up Lynnwood in one sentence: buyers were shopping, but more choices made them much more selective.
