Lake Stevens had 258 homes for sale in August, 27.7% more than one year earlier. Unlike several nearby cities, pending sales increased to 76 and closings rose to 67.

The citywide result was solid. Successful sales moved in 19 days, and the middle seller received full original asking. Only one active listing reduced its price and one listing expired during the final seven days.

The largest resale buyer pool was $600,000 to $749,999. That range produced 19 of the city's 44 resale closings, about 43% of all resale sales.

The higher ranges told a different story. Homes from $1.15 million to $1.35 million took 70 days, while the single sale above $1.35 million finished 9.4% below original asking.

Only one home closed, so its four-day market time, $2.4 million price, and 9.4% negotiation describe one property, not the whole luxury range. Fourteen homes were available and only two went pending, which shows how small the buyer pool was.

Where Buyers Paid a Premium

Some Stellar Lake Stevens Sales in August

Among the 66 August sales reviewed, 48 sold at or above their final list price and 16 sold above it. Twenty-six sold in seven days or less, while 27 took at least 30 days. Lake Stevens produced more successful sales, but the winning homes still stood apart from those that needed extra time.

  • Cavalero: a home listed at $700,000 closed at $717,500, about 2.5% above list after four days.
  • Lochsloy: a home listed at $600,000 closed at $610,000, about 1.7% above list after 10 days.

Other above-list sales appeared throughout Lake Stevens, including homes near $400,000, $600,000, $775,000, $925,000, and $1.1 million. This does not mean every home received a premium, but competition was not limited to one price point.

What Else Stood Out?

Twenty-eight of the 66 sales reduced their price before closing, and 18 sold below their final list price. Even in a month with stronger overall activity, pricing mistakes still needed to be corrected.

From $750,000 to $949,999, closings improved but successful sales took 36 days. The $950,000 to $1.15 million range produced strong results from only four closings. From $1.15 million to $1.35 million, sales took 70 days and sellers received 5.4% less than asking. Above $1.35 million, only one home closed and it finished 9.4% below original asking.

Cavalero and Lochsloy produced above-list sales, and additional premiums appeared at several different price points. At the same time, 28 of the 66 sales reviewed reduced their price before closing and 27 took at least 30 days.

What This Means for Buyers

Lake Stevens had active competition, especially from $600,000 to $749,999, but condos, townhomes, and homes above $1.15 million offered more negotiating room.

What This Means for Sellers

The overall market produced better sales activity, but results still depended heavily on price. Strong citywide numbers did not protect an overpriced home in a slower range.

What I Am Watching Going Into September

I am watching whether the strong $600,000 to $749,999 buyer pool continues, whether the quick new-construction closings turn into more pending sales, and whether sellers above $1.15 million adjust to the smaller buyer pool.

If I had to sum up Lake Stevens in one sentence: more buyers followed through here, but the market changed quickly once prices moved above $1.15 million.
